EXHIBIT A
Lot 62 of the subdivision plan "Waterford Square Phase 11' as recorded in Plan Book
76 at Page 6 of the public records of Cumberland County, Commonwealth of
Pennsylvania.
Said lands being more particularly described as follows:
Commencing at the most easterly property corner of said Lot 62, said corner lying on
the right-of-way of Ashburg Drive and being the POINT OF BEGINNING of this
description; thence South 77° 54' 47' West, a distance of 57.09 feet; thence South 86°
27' 05" West, a distance of 1,126.51 feet; thence North 45° 09' 57" East, a distance of
322.50 feet; thence North 18° 17' 42" East, a distance of 69.79 feet to a point on the
right-of-way of Ashburg Drive; thence continuing along said right-of-way on a circular
curve to the left, on an initial tangent bearing of South 71° 42' 16' East, having a radius
of 540.00 feet a distance of 248.30 feet; thence continuing along said right-of-way
North 81° 57' 00" East, a distance of 101.03 feet; thence continuing along said right-of-

Courtyards, Drawing Number BE-908A, surveyed by J. Haines Shertzer Associates,
July 5, 2000 and being more fully bounded and described as follows:

along the southerly Right-of-Way line of Ashburg Drive the following three courses
and distances:
1.) in a line curving to the left having a radius of 540.00 feet, an arc length of
248.30 feet, and the chord of said arc being South 84 degrees 52 minutes 40
seconds East a distance of 246.12 feet to a point,

3.) in a non-tangent line curving to the right having a radius of 490.00 feet, an arc

acquired by the Debtor, provided that "equipment" shail not include removable

owned by and used in the business of a commerciai tenant whether the same are annexed
to the Mortgage Premises or not, unless the same are also used in the operation of any
structure located therein, and shall not include laundry facilities, air conditioning units or
cable television equipment, together with ail substitutions, replacements, additions,
attachments, accessories, accretions, their component parts thereto or thereof, including
ail other items of like property or interest and all accounts and contract rights covering or
relating to any or ail thereof, whether now in existence or hereafter arising, and relating
to, situated or located on, used or usable in connection with or necessary to the operation
of PHFA Project No. 0-648, known as Silver Spring Courtyards, located at 34-49
Ashburg Drive, Silver Spring Township, Cumberland County, Pennsylvania ("the
Project").
