Michael Manning and Associates, a Pennsylvania General Partnership, IN THE COURT OF COMMON PLEAS CUMBERLAND COUNTY, PENNSYLVANIA STIPULATION AGAINST LIENS WHEREAS, Jeremy D. Wilson and Rayna E. Wilson, husband and wife, of Pennsylvania, is about to execute contemporaneously herewith, a contract with Michael Manning and Associates, a Pennsylvania General Parmership of Cumberland County, Pennsylvania, for the erection of a dwelling upon a lot of land situate as follows: ALL THAT CERTAIN piece or parcel of land situate in the Township of East Pennsboro, Cumberland County, Commonwealth of Pennsylvania, being more fully described as follows: BEGINNING at a point on the legal right-of-way line of Kent Drive at the dividing line of Lot No. 40 and Lot No. 41, Hickory Ridge, Phase I recorded in Plan Book 77, Page 143; thence by said dividing line North 88 degrees 33 minutes 06 seconds East, a distance of 100.00 feet to a point at the dividing line of Lot No. 32 and lands herein described; thence by said dividing line and beyond by Lot No. 31 South 01 degree 26 minutes 54 seconds East, a distance of 98.17 feet to a point at the dividing line of Lot No. 42 and Lot No. 41, herein described; thence by said dividing line South 88 degrees 33 minutes 06 seconds West, a distance of 100.00 feet to a point on the legal right-of-way line of Kent Drive; thence by said right-of-way line, North 01 degree 26 minutes 54 seconds West, a distance of 98.17 feet to a point, the Place of BEGINNING. BEING Lot No. 41 as shown on Final Subdivision Plan of Hickory Ridge, Phase I, recorded in Plan Book 77, Page 143, and being subject to all easements of record. CONTAINING 9,817 square feet. UNDER AND SUBJECT TO restrictions recorded in Miscellaneous Book 608, Page 194. NOW, the ~ day of January, 2002, at the time of and immediately before the execution of the principal contract, and before any authority has been given by the said Jeremy D. Wilson and Rayna E. Wilson, to the said Michael Manning and Associates, a Pennsylvania General Partnership to commence work on the said building, or purchase materials for the same in consideration of the making of the said contract with Michael Manning and Associates, a Pennsylvania General Partnership and the further consideration of One Dollar, to Michael Manning and Associates, a Pennsylvania General Partnership paid by Jeremy D. Wilson and Rayna E. Wilson, it is agreed that no lien shall be filed against the building by the contractor, or any sub-contractor, nor by any of the material men or workmen or any other person for any labor, or materials purchased, or extra labor or materials purchased for the erection of said building, the right to file such liens being expressly waived.
