STIPULATION AGAINST LIENS
WHEREAS, Richard Czarnecki and Christine M. Wallace, the OWNER of the real estate described
below, has or is about to execute a contract with Artistech, Inc. , whose principal business
address is 4004 Glen Finnan Place, Mechanicsburg , Pennsylvania, to construct a single
family dwelling upon lands situate at Lot #28, East Countryside Drive, Boiling Springs, Cumberland County,
Pennsylvania, and more particularly bounded and described on Exhibit "A" attached hereto and made a part
hereof; and,
NOW, THEREFORE, this {I day of A~,~ , 2001, before any authority had been given
by Artistech, Inc. to commence work on said facilities, or purchase materials for same, in
consideration of making of the above-described Contract with Richard Czarnecki and Christine M. Wallace,
Owner, and in further consideration of One ($1.00) Dollar paid to the general contractor by Richard
Czarnecki and Christine M. Wallace, Owner, the receipt whereof is hereby acknowledged, it is agreed that
no liens or claims shall be filed or maintained against the Owner's facilities and the land above-described, or
upon Richard Czarnecki and Christine M. Wallace, the Owner, by the general contractor, or any of its
subcontractors, or by any of the materialman or workmen, or any other person acting through or under
them, for or on account of any labor, or materials purchased, or extra labor or materials purchased for,
towards, in or about the erection, construction, design and improvement of said facilities, under said
contract or otherwise, the right to have, file and maintain such liens or claims against the facilities, the land
above-described, and Richard Czarnecki and Christine M. Wallace, the Owner, being hereby expressly
waived by the general contractor for itself, its subcontractors, al/ materialman, or workmen and other acting
through or under them.
IN WITNESS WHEREOF, each of the parties by their d,uly authorized representatives have hereunto

Pennsylvania, bounded and described in accordance with a Plan prepared by Advantage
Engineering Services, dated May 1, 1998 and recorded in the Office of the Recorder of Deeds for
Cumberland County in Plan Book 77, Page 95, as follows:
BEGINNING at a point in eastern right of way line of East Countryside Drive at comer
of Lot No. 29 on Plan of M/sty Meadows; thence along eastern right of way line of Countryside
Drive by a curve to the left hay'rog a radius of 225.00 feet and an arc distance of 24.90 feet to a
point; thence continuing along eastern right of way of East Countwside Drive North ~02 degrees
41 n/mutes 11 seconds East 81.85 feet to a point at Lot No..27; thence along Lot No. 27, South
87 degrees 18 minutes 49 seconds East 131.94 feet to a point; thence still along Lot No. 27
South 50 degrees 03 minutes 40 seconds East 90.43 feet to a point; thence along lands now or
formerly of George F. Dixon, Jr. QTI~ Trust, South 39 degrees 56 minutes 20 seconds West
79.77 feet to a point at Lot No. 29; thence along Lot No. 29, North 83 degrees 06 minutes 30
seconds West 157.43 feet to a point; the Place of BEGINNING.
CONTAINING 19,728.27 square feet and designated as Lot No. 28 on the Plan of Misty
Meadows.
SUBJECT to building and use restrictions set forth in Miscellaneous Book 606, Page
1099.
