STIPULATION AGAINST LIENS
WHEREAS, Olde Forge Station, LLC, a Pennsylvania Limited Liability Company,
of Pennsylvania, is about to execute contemporaneously herewith, a contract with Classic
Communities Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the
erection of a dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN tract or parcel of land situate in South Middleton Township,
Cumberland County, Commonwealth of Pennsylvania, more particularly bounded and described as
follows, to wit:
BEGINNING at a point on the eastern right-of-way of Bellows Drive at the common
front property corner of Lot No. 19 and Lot No. 20 as shown on the hereinafter mentioned Plan of
Lots; thence along said right-of-way line of Bellows Drive North 05 degrees 55 minutes 22 seconds
East, a distance of 100.50 feet to a point at the dividing line between Lot No. 18 and Lot No. 19;
thence along said dividing line South 83 degrees 47 minutes 15 seconds East, a distance of 150.00
feet to a point at the dividing line between Lot No. 19 and lands now or formerly of Raymond E.
Diehl and Genevieve A. Diehl; thence along said dividing line South 05 degrees 55 minutes 22
seconds West, a distance of 100.50 feet to a point at the dividing line between Lot No. 19 and Lot
No. 20; thence along said dividing line North 83 degrees 47 minutes 15 seconds West, a distance of
150.00 feet to a point, said point being the Place of BEGINNING.

BEING Lot No. 19 on Plan of Old Forge Station, said plan recorded in the
Cumberland County Recorder of Deeds Office in Instrument No.: 200827999.
CONTAINING 15,075 square feet.
UNDER AND SUBJECT to building setback lines, conditions and notes as set forth
in Instrument No.: 200827999.
NOW, the Z??day of April, 2011, at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Olde Forge
Station, LLC, a Pennsylvania Limited Liability Company to the said Classic Communities
Corporation, a Pennsylvania Corporation to commence work on the said building, or purchase
materials for the same in consideration of the making of the said contract with Classic Communities
Corporation, a Pennsylvania Corporation and the further consideration of One Dollar, to Classic
Communities Corporation, a Pennsylvania Corporation paid by Olde Forge Station, LLC, a
Pennsylvania Limited Liability Company it is agreed that no lien shall be filed against the building
by the contractor, or any sub-contractor, nor by any of the material men or workmen or any other
person for any labor, or materials purchased, or extra labor or materials purchased for the erection
of said building, the right to file such liens being expressly waived.
WITNESS, our hand and seals the day and year aforesaid.
