CIVIL ACTION/MORTGAGE FORECLOSURE
1. Plaintiff is EverBank, duly organized and doing business at the above-captioned address.
2. The Defendant is Florence L. DeSanto, who is the mortgagor and real owner of the
mortgaged property hereinafter described, and his/her last-known address is 1814 Chatham Drive, Camp Hill,
Pennsylvania 17011.
3. The Defendant is John R. DeSanto Jr., who is the mortgagor and real owner ofthe mortgaged
property hereinafter described, and his/her last-known address is 1814 Chatham Drive, Camp Hill,
Pennsylvania 17011.
4. On June 26, 2008, Florence L. DeSanto and John R. DeSanto Jr. made, executed and
delivered a mortgage upon the premises hereinafter described to Mortgage Electronic Registration Systems,
Inc., as nominee for AmTrust Bank which mortgage is recorded in the Office of the Recorder of Cumberland
County in Mortgage Instrument Number 200822781.
5. On June 1, 2011, the aforesaid mortgage was thereafter assigned by Mortgage Electronic
Registration Systems, Inc., as nominee for AmTrust Bank its successors and assigns to EverBank, by
Assignment of Mortgage, recorded in the Office of the Recorder of Cumberland County in Assignment of
Mortgage Instrument Number 201115417.
6. The premises subject to said mortgage is described in the legal description attached as
Exhibit "A" and is known as 1814 Chatham Drive, Camp Hill, Pennsylvania 17011.
7. The mortgage is in default because monthly payments of principal and interest upon said
mortgage due January 1, 2011 and each month thereafter are due and unpaid, and by the terms of said
mortgage, upon default in such payments for a period of one month, the entire principal balance and all
interest due thereon are collectible forthwith.
8. The following amounts are due on the mortgage:
Principal Balance $ 107,039.18
Interest through April 20, 2011 $ 2,423.55
(Plus $17.23 per diem thereafter)
Attorney's Fee $ 1,300.00
Late Charges $ 452.07
Corporate Advance $ 100.50
GRAND TOTAL $ 111,315.30
9. Notice of Intention to Foreclose as required by Act 6 of 1974 (41 P.S. §403) and
notice required by the Emergency Mortgage Assistance Act of 1983 as amended under 12 PA Code Chapter
13, et seq., commonly known as the Combined Notice of Delinquency has been sent to Defendant by regular
mail with a certificate of mailing and by certified mail, return receipt requested.
WHEREFORE, Plaintiff demands in rem Judgment against the Defendant in the sum of $111,315.30,
together with interest at the rate of $17.23 per diem and other costs and charges collectible under the
mortgage and for the foreclosure and sale of the mortgaged property.

Legal Description
All that certain parcel of land and improvements therein situate in the Township of Lower
Allen, County of Cumberland, and Commonwealth of Pennsylvania, and designated as
Parcel No. 13-23-0547-026 and more fully described in a Deed dated February 20, 1999
and recorded June 4, 1999 in Cumberland County in Deed Book 201, Page 103, granted
and conveyed unto John R. DeSanto, Jr. and Florence L. DeSanto, husband and wife.
UNDER AND SUBJECT to all exceptions, reservations, restrictions, conditions,
easements, rights and rights of way as contained in prior deeds and instruments of record.
