For dates of death on or after July 1, 1994, and before Jan. 1, 1995, the tax rate imposed on the net value of transfers to or for the use of the surviving spouse is
3 percent [72 P.S. §9116 (a) (1.1) (i)].
For dates of death on or after Jan. 1, 1995, the tax rate imposed on the net value of transfers to or for the use of the surviving spouse is 0 percent
[72 P.S. §9116 (a) (1.1) (ii)]. The statute does not exempt a transfer to a surviving spouse from tax, and the statutory requirements for disclosure of assets and
filing a tax return are still applicable even if the surviving spouse is the only beneficiary.
For dates of death on or after July 1, 2000:
• The tax rate imposed on the net value of transfers from a deceased child 21 years of age or younger at death to or for the use of a natural parent, an
adoptive parent or a stepparent of the child is 0 percent [72 P.S. §9116(a)(1.2)].
• The tax rate imposed on the net value of transfers to or for the use of the decedent's lineal beneficiaries is 4.5 percent, except as noted in
72 P.S. §9116(1.2) [72 P.S. §9116(a)(1)].
• The tax rate imposed on the net value of transfers to or for the use of the decedent's siblings is 12 percent [72 P.S. §9116(a)(1.3)]. Asibling is defined, under
Section 9102, as an individual who has at least one parent in common with the decedent, whether by blood or adoption.

I, Zelda M. Barnes, of 54 East Louther Street, Carlisle, Cumberland County,
Pennsylvania, being of sound and disposing mind, memory and understanding, do hereby
make, publish and declare this as and for my Last Will and Testament, hereby revoking
any and all other wills and codicils heretofore made by me.
FIRST. I direct that all my just debts and funeral expenses be paid from my estate
as soon after my death as practically and conveniently maybe done.
SECOND. I direct that my remains be interred beside my loving husband, Aaron
Barnes, in Mt. Zion Cemetery.
THIRD. I authorize my personal representative to expend funds from my estate, in
such amounts as my personal representative shall consider necessary and desirable for the
purchase, erection and inscription of a suitable marker for my grave.
FOURTH. I give, devise and bequeath any and all tangible personal property
owned by me at the time of my death unto my son, William Randolph Barnes, provided
he survives me by thirty (30) days. In the event he fails to survive me by thirty (30) days,
I give, devise and bequeath all said tangible personal property unto Deborah Kauffman.
FIFTH. I give, devise and bequeath any and all real estate owned by me at the
time of my death, unto my son, William Randolph Barnes, provided he survives me by
thirty days. In the event he fails to survive me by thirty (30) days, I give, devise and
bequeath all said real estate unto Deborah Kauffinan.
SIXTH. I give, devise and bequeath all the rest, residue and remainder of my
estate unto my son, William Randolph Barnes, provided he survives me by thirty (30)
days. In the event he fails to survive me by thirty (30) days, I give, devise and bequeath
all the rest, residue and remainder of my estate unto Deborah Kauffinan.
SEVENTH. I direct that any and all Inheritance, Estate and Transfer taxes
imposed upon my estate passing under my will or otherwise, shall be paid out of tz'~e
principal of my residuary estate.
EIGHTH. I hereby nominate, constitute and appoint my son, William Ranclc~
Barnes as Executor of this my Last Will and Testament. In the event of renunciati~,
death, resignation or inability to act for any reason whatsoever of William Randolph
Barnes, I nominate, constitute and appoint Deborah Kauffman as Executrix of this my
Last Will and Testament. I hereby relieve my Executor from the necessity of posting
security in connection with his duties, as such, in any jurisdiction in which he may be
called upon to act insofar as I am able by law to do so. In addition to the powers
conferred by law, I authorize my Executor, in his absolute discretion, to retain- in the form
received, and to sell either at public or private sale any real or personal property owned
by me at the time of my death.
NINTH. I have made, or may from time to time make, a written memorandum
expressing my desire to give certain items of personal property to specific persons. I urge
my Executor and beneficiaries to respect these wishes. Such a memorandum, if made,
shall be stored in conjunction with this Will.

REVERSE MORTGAGE REPAYMENT
PROCEDURES AND TIMELINE
• The reverse mortgage is due and payable when all borrowers have passed away or moved out of the
property on a permanent basis. The mortgage can also be called due and payable upon approval from
the Secretary of Housing and Urban Development (HUD) for Tax and/or Insurance Defaults and
non-completion of required repairs.
• As long as the borrower (or estate) is actively working to satisfy the debt, HUD's preliminary repayment
timeline is 6 months after the borrower's Due and Payable date (or date of death). If the case warrants,
Reverse Mortgage Solutions, Inc. has the right to begin foreclosure as early as 30 days from the date of
this repayment demand letter.
• After 6 months, HUD requires written requests for extensions every 90 days. These requests should be
sent to Reverse Mortgage Solutions, Inc. 30 days before the expiration date. They should include the
reason the extension is needed, the action the estate is taking to repay the loan, and any documentation
supporting your claim. With the extensions, the maximum timeline for repayment is one year from the
borrower's Due and Payable date (or date of death).
• Reverse Mortgage Solutions, Inc. is required to begin foreclosure on Due and Payable reverse
mortgages no later than one year after the date of death or default. A reverse mortgage in foreclosure
can be paid off, however all expenses related to foreclosure will be added to the payoff figure. There may
be a point during the foreclosure process in which apre-foreclosure sale payoff deadline is set. Please
call Reverse Mortgage Solutions, Inc. to find out if such a deadline applies.

William Randolph Barnes hereby acknowledges, agrees and certifies that the aforesaid Deed was
an absolute conveyance of all right, title and interest of Zelda M. Barnes, her heirs Est assigns, and the
Estate of Zelda M. Barnes in and to the above described real property, together with all the buildings
located thereon and appurtenances thereunto belonging and appertaining, and with release of all dower
and homestead rights, if any, in and to the above described real property, and William Randolph Barnes,
by this deed, also conveys, transfers, and assigns rights of possession, rentals and equity of redemption, in
and to the above described premises, and that the aforesaid Deed was not, and is not, intended as a
mortgage, trust conveyance, or security of any kind, and that possession of the premises has been or will
shortly be surrendered to the aforementioned grantee.
William Randolph Barnes further states that aforesaid Deed was given voluntarily by him in his
capacity as Executor of the Estate of Zelda M. Barnes to the grantee, in good faith on their part, without
any fraud, misrepresentation., duress or undue influence whatsoever, or any misunderstanding on their
part or the part of the grantee, and was not given as a preference against any other creditors of the
deponents, and that at the time the Deed was given there was no other person or persons, firm or firms,
corporation or corporations, governmental agency or agencies, other than the grantee named in such
Deed, interested either directly or indirectly, in the premises described in Schedule A hereto attached.
William Randolph Barnes, further states the Estate of Zelda M. Barnes is solvent and has no
other creditors whose rights would be prejudiced by the aforesaid conveyance, and that it is not
obligated upon any bond or mortgage whereby any lien has been created or exists against the above
described premises other than the mortgage and bond recited hereinbefore.
William Randolph Barnes further says that there are no judgments against the Estate of Zelda M.
Barnes in any court of the State of Pennsylvania or in the United States District Court for the District of
Pennsylvania or in any other court and he/she further says that no bankruptcy proceedings were ever
filed by or against them on behalf of the Estate.
It was the intention of William Randolph Barnes as Grantor of the aforesaid Deed to make an
absolute conveyance and unconditional sale of the premises described in said Deed, with full
extinguishment of all equity of redemption as Executor, and on behalf of the Estate and with release of all
right, title and interest of the Executor, the Estate and all heirs and assigns thereof of every character in
and to the real property described.
