STIPULATION AGAINST LIENS
WHEREAS, Joseph A. Scott and Nancy A. Scott, husband and wife of
Pennsylvania, is about to execute contemporaneously herewith, a contract with Classic Communities
Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the erection of a
dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN piece or parcel of land situated in Township of Hampden,
County of Cumberland and the Commonwealth of Pennsylvania, being part of lands N/F JSB
Development, L.P., shown as Lot 13 on a plan a recorded in Instrument No.: 200932612 in the
Recorder of Deeds office for the County of Cumberland, more particularly bounded and described
as follows, to wit:
BEGINNING at point on easterly right-of-way line of Whitetail Crossing (50 foot
wide right-of-way), said point being at the dividing line between Lot No. 12 and Lot No.. 13; thence
along said easterly right-of-way line of Whitetail Crossing, North 23 degrees 45 minutes 05 seconds
West, a distance of 45.72 feet to a point; thence continuing along said easterly right-of-way line of

Whitetail Crossing, along a curve to the right having a radius of 975.00 feet and an arc distance of
57.84 feet, said arc being subtended by a chord of North 22 degrees 03 minutes 07 seconds West,
a distance of 57.83 feet to a point, said point being at the dividing line between Lot No. 13 and Lot
No. 14; thence along the dividing line between said Lot No. 13 and Lot No. 14, North 69 degrees
3 8 minutes 52 seconds East, a distance of 157.68 feet to a point, said point being at the dividing line
between Lot No. 13, Lot No. 14 and Open Space Lot No. 16; thence along the dividing line between
said Lot No. 13 and Open Space Lot No. 16, South 24 degrees 59 minutes 55 seconds East, a
distance of 94.20 feet to a point, said point being at the dividing line between said Lot No. 12 and
Lot No. 13; thence along the dividing line between said Lot No. 12 and Lot No. 13, South 66 degrees
14 minutes 55 seconds West, a distance of 161.17 feet to a point, said point being the Point of
BEGINNING.
CONTAINING 15,800.60 square feet or 0.362 acres of land.
BEING Lot Number 13, as shown on a plan titled "Whitetail Crossing at Hampden"
by Melham Associates, PC, dated June 26, 2009.

NOW, the ZZ day of July, 2011, at the time of and immediately before the execution
of the principal contract, and before any authority has been given by the said Joseph A. Scott and
Nancy A. Scott to the said Classic Communities Corporation, a Pennsylvania Corporation to
commence work on the said building, or purchase materials for the same in consideration of the
making of the said contract with Classic Communities Corporation, a Pennsylvania Corporation and
the further consideration of One Dollar, to Classic Communities Corporation, a Pennsylvania
Corporation paid by Joseph A. Scott and Nancy A. Scott it is agreed that no lien shall be filed against
the building by the contractor, or any sub-contractor, nor by any of the material men or workmen or
any other person for any labor, or materials purchased, or extra labor or materials purchased for the
erection of said building, the right to file such liens being expressly waived.
