THIS IS AN ATTEMPT TO COLLECT A DEBT
ANY INFORMATION OBTAINED WILL BE USED FOR THAT PURPOSE
1. Plaintiff is Americhoice Federal Credit Union, a corporation organized and existing
tinder state law, with offices for the conduct of business at 616 Shelden Ave., Suite 300,
Houghton, MI 49931.
2. Defendants are The Estate of Carol M.Hench, Deceased and All Known and Unknown
Heirs, Successors and Assigns, Representatives, Devisees, and All Persons, Firms, or
Associations, Claiming Right, Title or Interest from or Under the Estate of Carol M. Hench,
Deceased who are or may be the heirs at law and equitable owners of premises 930 Gobin Drive,
Carlisle, PA 17013, hereinafter described, whose last known address is listed in the caption.
3. Plaintiff brings this action in mortgage foreclosure against defendants, real owners and
equitable owner and/or heirs at law, to foreclose a certain indenture of mortgage made, executed
and delivered by Carol M. Hench to Americhoice Federal Credit Union on August 2, 2010,
which mortgage is recorded on August 9, 2010 in the Office of the Recorder of Deeds of
Cumberland County as Document ID# 201021906, secured on premises 930 Gobin Drive,
Carlisle, PA 17013 a true and correct description of which is attached hereto as Exhibit I.
4. Plaintiff alleges each and every term, condition and covenant in the aforesaid
mortgage, and hereby incorporates them herein by reference thereto.
5. On or about February 3, 2011, Carol M. Hench departed this life intestate.
6. Plaintiff avers that no Estate has been raised nor have Administration proceedings
been commenced.
7. The aforesaid mortgage is in default in that monthly installments of principal and
interest have not been made in conformity with the terms of the mortgage, from February 2011
and each month thereafter, up to and including the present time.
8. Under the terms of the aforesaid mortgage, upon default of payments set forth in the
mortgage documents, the entire principal balance and all interest due thereon are collectible
forthwith.
9. The following is an itemized statement of the amount due plaintiff under the terms of
the aforesaid mortgage:
Principal Balance $ 30,262.25
Interest from 1/1/2011 to 8/30/2011
at $9.11 per diem $ 2,204.29
Accrued late charges to 8/30/2011 $ 149.38
Corporate Advances $ 756.27
Attorney's Fee (5% of unpaid
Principal balance) $ 1,513.11
Total $ 34,885.30
10. The attorney's fees set forth above are in conformity with the mortgage documents
and Pennsylvania Law and will be collected in the event of a third party purchaser at Sheriffs
sale. If the mortgage is reinstated prior to the Sheriffs sale, reasonable attorney's fees will be
charged based on work actually performed.
11. As there are no successor record owners, notice under Act 6 of 1974 is not required.
12. As the premises is not owner occupied, Notice under Act 91 of 1983 is not required.
13. Plaintiff has named All Known and Unknown Heirs, Successors and Assigns,
Representatives, Devisees, and All Persons, Firms, or Associations, Claiming Right, Title or
Interest from or Under the Estate of Carol M. Hench, Deceased, in accordance with Pa. R.C.P
1144(a)(2),and in order to divest any equitable interest they may have in the above described real
estate. The named defendants have no individual and personal liability for the mortgage debt.
14. Plaintiff releases, Carol M. Hench, Deceased, The Estate of Carol M. Hench,
Deceased, and All Known and Unknown Heirs, Successors and Assigns, Representatives,
Devisees, and All Persons, Firms, or Associations, Claiming Right, Title or Interest from or
Under the Estate of Carol M. Hench, Deceased from personal liability for the debt secured by
this mortgage. This action is being brought to foreclose any potential interest they may have in
the above-described real estate only.
WHEREFORE, plaintiff demands judgment for foreclosure and sale of the mortgaged
premises in the amount of $34,885.30 , plus per diem interest at $9.11 from August 30, 2011 to
the date of judgment plus costs thereon.

Township of Hampden, County of Cumberland, State of Pennsylvania, owner and publisher of The Patriot-News and
Patriot-News newspapers of general circulation, printed and published at 1900 Patriot Drive, in the City, County and
aforesaid; that The Patriot-News and The Sunday Patriot-News were established March 4th, 1854, and September 1
respectively, and all have been continuously published ever since;
That the printed notice or publication which is securely attached hereto is exactly as printed and published in
daily and/or Sunday/ Community Weekly editions which appeared on the date(s) indicated below. That neither she n
Company is interested in the subject matter of said printed notice or advertising, and that all of the allegations of this

That she has personal knowledge of the facts aforesaid and is duly authorized and empowered to verify this
