Callaway, of Upper Allen Township, Cumberland County, Pennsylvania, being of sound mind and memory, do make, publish and declare this my Last Will and Testament, hereby revoking and making void any and all wills by me heretofore made. FIRST: I order and direct that all of my just debts and funeral expenses be paid by my hereinafter named Ixecutor as soon after my death as may be found convenient. SECOND: I direct that my son, Joseph G. Callaway, be given the opportunity to purchase at fair market value my residential real estate which is located in Upper Allen Township, Cumberland County, Pennsylvania, and which is known and numbered as 1 O 10 South Market Street, Mechanicsburg, PA. If my Executor and Joe can agree upon the fair market value, this shall establish the purchase price. If they cannot agree, then my Executor shall select a licensed real estate appraiser, Joe shall select a licensed real estate appraiser, and these two appraisers shall select a third licensed real estate appraiser. The average of the three appraisals shall constitute the fair market value. After the fair market value has been established, Joe shall have thirty (30) days in which to decide whether he wishes to purchase the real estate, and if his decision is in the affirma~eJ he shall ~~ _~ have sixty (60) days thereafter in which to settle. Callaway, my daughter, Lori G. Beneyton and my stepson, William. M. Long, in equal shares. FIFTH: I make the following bequests: A. I give the sum of ten thousand ($ 10,000.00) dollars to the Mechanicsburg Church of the Brethren of Mechanicsburg, PA. B. I give the sum of five thousand ($5,000.00) dollars to the American Red Cross Disaster Relief Fund. C. I give the sum of five thousand ($5,000.00) dollars to New Hope Ministries to be used in its Mechanicsburg, PA operation. SIXTH: All the rest, residue and remainder of my estate, real, personal and mixed, of whatever nature and wheresoever situate, which I may own or have the right to dispose of at the time of my death I give, devise and bequeath as follows: A. Nineteen (19%) percent to be divided equally among my grandchildren. If any grandchild has not yet reached eighteen (18) years of age, I direct that his or her parents hold the bequest in trust until the grandchild reaches eighteen (18) years of age at which time the trust shall be terminated, and all funds in the trust shall be given to the grandchild forthwith. B. Eighty-one (81 %) percent to be divided equally among my son, Joseph G. Callaway, my daughter, Lori G. Beneyton and my stepson, William M. Long. SEVENTH: I direct that all inheritance and estate taxes be paid from the share set forth in Paragraph SIXTH B above. ^~ 2 arren J. Cal ay EIGHTH: I hereby nominate, constitute and appoint my stepson, William M. Long, as Executor of this, my Last Will and Testament, and I do direct that no bond shall be required of such Executor hereunder. My said Executor shall have full power at his discretion to do any and all things necessary for the complete administration of my estate, including the power to sell at public or private sale and without order of Court, any real or personal property belonging to my estate, and to compound, compromise or otherwise to settle or adjust any and all claims, charges, debts and demands, whatsoever, against or in favor of my estate, as fully as I could do if living. In the event that Bill does not survive me or fails to qualify, then I nominate, constitute and appoint my daughter, Lori G. Beneyton, as the alternate Executrix.
