CIVIL ACTION/MORTGAGE FORECLOSURE
Plaintiff is M&T Bank f/k/a Manufacturers & Traders Trust Company s/b/m/t Allfirst Bank,
duly organized and doing business at the above-captioned address.
2. The Defendant is Lisa T. Shedlosky, who is the mortgagor and real owner of the mortgaged
property hereinafter described, and his/her last-known address is 6346 North Powderhorn Road,
Mechanicsburg, Pennsylvania 17050.
3. The Defendant is Tod G. Shedlosky, who is the mortgagor and real owner of the mortgaged
property hereinafter described, and his/her last-known address is 6346 North Powderhorn Road,
Mechanicsburg, Pennsylvania 17050.
4. On December 19, 2001, Lisa T. Shedlosky and Tod G. Shedlosky made, executed and
delivered a mortgage upon the premises hereinafter described to Allfirst Bank which mortgage is recorded
in the Office of the Recorder of Cumberland County in Mortgage Book 1748, Page 197, such Mortgage
being incorporated herein by reference by virtue of Rule 1019(g) Pa. R. C. P.
5. The premises subject to said mortgage consists of three (3) parcels of land being
(1) Lot 83, Phase 2, Section U of Hampden Heights, said parcel being 13,750.00 square feet, (2) Lot 88B
Hempden Heights Subdivision, said parcel being 6,260.00 square feet, and (3) Lot 87A-2 in a certain Minor
Subdivision Plan, said parcel being 3,500.00 square feet, said parcels being Tax Parcel #10-17-1029-229
and being collectively known as 6346 North Powderhorn Road, Mechanicsburg, PA 17050, the legal
descriptions for such parcels being attached hereto as Exhibit "A" and incorporated herein by reference.
6. The mortgage is in default because monthly payments of principal and interest upon said
mortgage due September 5, 2010 and each month thereafter are due and unpaid, and by the terms of said
mortgage, upon default in such payments for a period of one month, the entire principal balance and all
interest due thereon are collectible forthwith.
7. The following amounts are due on the mortgage:
Principal Balance $ 317,104.77
Interest through September 16, 2011 $ 20,068.82
(Plus $65.16 per diem thereafter)
Attorney's Fee $ 1,250.00
Late Charges $ 12,567.31
NSF Fees $ 210.00
Blanket Insurance $ 211.31
GRAND TOTAL $ 351,412.21
8. Notice of Intention to Foreclose as required by Act 6 of 1974 (41 P.S. §403) and
notice required by the Emergency Mortgage Assistance Act of 1983 as amended under 12 PA Code Chapter
13, et seq., commonly known as the Combined Notice of Delinquency has been sent to Defendant by regular
mail with a certificate of mailing and by certified mail, return receipt requested.
WHEREFORE, Plaintiff demands in rem Judgment against the Defendants in the sum of
$351,412.21, together with interest at the rate of $65.16 per diem and other costs and charges collectible
under the mortgage and for the foreclosure and sale of the mortgaged property.
