ITEM I: I direct that all my just debts and funeral expenses, including my gravemarker and all expenses of my last illness, shall be paid from my residuary estate as soon as practicable after my decease as a part of the administration of my estate. The enclosed Certificate of Value certifies both the cost value (book) and the market value of this home. Cost value is what the home should be insured for. The market value which is slightly lower is based on current market conditions which are reflected by comparable homes that have recently sold.
