I, Betty J. Snoke, of 19 Hollar Avenue, Apartment `105,
Shippensburg, Pennsylvania, being of sound and disposing mind,
memory and understanding, do hereby declare this to be my will,
hereby revoking any and all former wills and codicils thereto by me
heretofore made.
I.
I direct that all my just debts and funeral expenses,
including all expenses of my last illness, shall be paid from my
estate as soon as practicable after my decease as a part of the
expense of the administration of my estate-

I give those items listed on a separate unsigned memorandum
\\ which refers to this my will by date to the individuals named

I give, devise and bequeath the residue of my estate of every
nature and wherever situate to my children, namely Barbara Anderson
and Cheryl Wewer, provided that the share of any child who
predeceases me or dies on or before the thirtieth day following my
death shall be distributed to said beneficiary's issue, per
stirpes, living on the thirty-first day following my death.
IV.
Any fiduciary under this will shall have the following powers
in addition to those vested in them by law and by other provisions
of my will applicable to all property whether principal or income,
including property held for minors, exercisable without Court
approval, and effective until actual distribution of all property:
A. To retain any and all of the assets of my estate, real or
personal, without regard to any principle of
diversification of risk.
~. To invest in all forms of property including stock,
~ common trust funds and mortgage investment funds without
restriction to investments authorized for Pennsylvania
fiduciaries as they deem proper, without regard to any
principle of diversification of risk.
C. To sell at public or private sale, to exchange or to
lease for any period of time any real or personal

MORTGAGE DEED
This Mortgage is given by Ian Snoke Wewer, hereinafter called Borrower, of 108 Minick Drive,
Newburg, Pennsylvania to Betty J. Snoke, hereinafter called Lender, which term includes any holder of
this Mortgage, to secure the payment of the PRINCIPAL SUM of $34,500 together with interest thereon
computed on the outstanding balance, alI as provided in a Note having the same date as this Mortgage,
and also to secure the performance of all the terms, covenants, agreements, conditions and extensions of
the Note and this Mortgage.
In consideration of the loan made by Lender to Borrower and for the purpose expressed above, the
Borrower does hereby grant and convey to Lender, with MORTGAGE COVENANTS, the land with the
buildings situated thereon and all the improvements and fixtures now and hereafter a part thereof, being
more particularly described in hereto and made a part hereof and having a street address of:
110 E. Main Street, Newburg, Pennsylvania, Cumberland County ; ~v?.wl~:;tr~r ~e:_1r~~c
Borrower further covenants and agrees that:
1. This is a second mortgage or second note secured by it will be modified without the consent of Lender
hereunder.
2. Borrower will make no periodic payment due under the Note secured by this Mortgage a payment
sufficient to provide a fund from which the real estate taxes, betterment assessments and other municipal
charges which can become a lien against the mortgaged premises can be paid by Lender when due. This
provision shall be effective only in the eveirt that a fund for the same purpose is not required to be
established by the holder of a senior mortgage.
3. In the event that Borrower fails to carry out the covenants and agreements set forth herein, the Lender
may do and pay for whatever is necessary to protect the value of and the Lender's rights in the mortgaged
property and any amounts so paid shall be added to the Principal Sum due the Lender hereunder.
4. As additional security hereunder, Borrower hereby assigns to Lender, Borrower's rents of the
mortgaged property, and upon default the same maybe collected without the necessity of making entry
upon the mortgaged premises.
5. lit the event that any condition of this Mortgage or any senior mortgage shall be in default for thirty
(30) days, the entire debt shall become immediately due and payable at the option of the Lender. Lender
shall be entitled to collect all costs and expenses, including reasonable attorney's fees incurred.
6. In the event that the Borrower transfers ownership (either legal or equitable) or any security interest in
the mortgaged property, whether voluntarily or involuntarily, the Lender may at its option declare the
entire debt due and payable.
7. This Mortgage is also security for all other direct and contingent liabilities of the Borrower to Lender
which are due or become due and whether now existing or hereafter contracted.
8. Borrower shall maintain adequate insurance on the property in amounts and form of coverage
acceptable to Lender and the Lender shall be a named insured as its interest may appear.
9. Borrower shall not commit waste or permit others to commit actual, permissive or constructive waste
on the property.
10. Borrower further covenants and warrants to Lender that Borrower is indefeasibly seized of said land
in fee simple; that Borrower has lawful authority to mortgage said land and that said Land is free and clear
of all encumbrances except as may be expressly contained Herein.

FOR VALUE RECEIVED the undersigned jointly and severally
promise(s) to pay to the order of Betty J. Snoke the principal
sum of thirty four thousand Five hundred and no cents ($ 34,500.00 )
Dollars together with interest thereon from date
at the rate of three and one half (3.50) percent per annum until
maturity, said principal and interest in lawful money of the
United States beginning on the lst day of October 2005,
and continuing thereafter until seven (7) years, or
until said principal and interest have been paid in full, at
108 Minick Drive, Newburg, Pennsylvania, or at such other place
as the holder hereof may designate in writing from time to time.
This Note with interest is secured by a mortgage on real
estate, of even date herewith, made by the maker hereof in favor
of said payee.
Each maker and endorser severally waives demand, protest
and notice of maturity, non-payment or protest and all
requirements necessary to hold each of them liable as makers and
endorsers and, should litigation be necessary to enforce this
note, each maker and endorser waives trial by jury and consents
to the personal jurisdiction and venue of a court of subject
matter jurisdiction located in the State of Pennsylvania and
County of Cumberland.
Each maker and endorser further agrees, jointly and
severally, to pay all costs of collection, including a reasonable
attorney's fee in case the principal of this note or any payment
on the principal or any interest thereon is not paid at the
respective maturity thereof, or in case it becomes necessary to
protect the security hereof, whether suit be brought or not.
This note is to be construed and enforced according to the
laws of the State of Pennsylvania; upon default in the payment
of principal and/or interest when due, the whole sum of
principal and interest remaining unpaid shall, at the option of
the holder, become immediately due and payable and it shall
accrue interest at the highest rate allowable by law from the
date of default.
