WHEREAS, James W. Richardson, Jr. and Deborah J. Richardson
of 3529 Turnberry Drive, Mechanicsburg
is about to execute contemporaneously herewith, a contract, with Haubert Homes
of 15 Central Boulevard, Camp Hill
for the erection of a story
and Co~anonly known as Lot 18, Fairwinds, Township of Hampden, Cumberland County,
Pennsylvania, as set forth in the deed dated September 8, 2004 recorded at Deed Book
Page.__, in the Recorder's Office for County, Pennsylvania, as more specifically --
described in Exhibit "A" which is incorporated herein and'attached hereto.

ALL TItAT CERTAIN tract or parcel of land being situate in Hampden Township,
Cumberland County, Pennsylvania, more particularly bounded and described as follows, to wit:
BEGINNING at a point located on the northerly right-of-way line of Inverness Drive,
Twenty-five Feet (25') from the centerline of the same and being a front property comer of Lot 19;
THENCE along said Lot 19, North 51 degrees 32 minutes 30 seconds West, a distance of
115 feet to a point, said point being a comer of Lot 30;
TltENCE along said Lot 30, North 38 degrees 27 minutes 30 seconds East, a distance of
116.07 feet to a point, said point being a corner of Lot 131;
THENCE South 36 degrees 48 minutes 1 seconds East, a distance of 124.87 feet to a point
on said northerly right of way;
THENCE along said northerly right of way, by a curve to the left having a radius of 175 feet
an arc distance of 45.02 feet being subtended by a chord of South 45 degrees 49 minutes 44 seconds
West, a distance of 44.90 feet to a point;
THENCE along the same, South 38 degrees 27 minutes 30 seconds West, a distance of 39.76
feet to a point, said point being the POINT OF BEGINNING.
BEIiNG all of Lot 18, Phase 4, Falrwinds, as shown on a plan titled "Fairwinds, Final Phase
4", as prepared by Melham Associates PC, dated February 26, 2003.
SUBJECT TO the following: The Owner(s) of this lot shall be responsible for the
maintenance of the swale in the drainage easement located at the rear of Lot.
CONTAINING 11,697.14 square feet or 0.27 acres of land.
