Campbell and M. Teresa Campbell, husband and wife, of Pennsylvania, is about to execute contemporaneously herewith, a contract with Classic Communities Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the erection of a dwelling upon a lot of land situate as follows: ALL THAT CERTAIN tract or parcel of land being situated in Silver Spring Township, Cumberland County, Pennsylvania, more particularly bounded and described as follows: BEGINNING at a point located on the eastern right-of-way line of Balfour Drive (50 foot right-of-way) at the northwest corner of Lot No. 38 on the hereinafter referenced Plan; thence along the northern boundary line of Lot No. 38, South 87 degrees 52 minutes 23 seconds East, a distance of 160.75 feet to a point on the western boundary line of Lot No. 51 of Phase II Millfording Highlands; thence along Lot No. 51 and Lot No. 50, North 02 degrees 14 minutes 25 seconds West, a distance of 100.29 feet to a point at the southeast corner of Lot No. 40; thence along the southern boundary line of Lot No. 40, North 87 degrees 52 minutes 23 seconds West, a distance of 153.11 feet to a point along Balfour Drive; thence along Balfour Drive, South 02 degrees 07 minutes 37 seconds West, a distance of 100.00 feet to a point, the point and place of BEGINNING. 4,24. oo PD Charier 5etkrmf c 0-twas e a7o83,Q BEING Lot No. 39 on the Final Subdivision Plan of Millfording Highlands, Phase III, recorded June 9, 2011 in the Cumberland County Recorder of Deeds Office in Instrument No.: 201116383. ALSO BEING that certain Unit, being Unit No. 39 (the "Unit") of Millfording Highlands, a Planned Community, which Unit is designated in the Declaration of Covenants and Restrictions for Millfording Highlands, a Planned Community (the "Declaration") and Declaration Plats and Plans recorded as an exhibit thereto in the Office of the Recorder of Deeds of Cumberland County, Pennsylvania to Instrument No.: 200730960, together with any and all amendments thereto. Campbell and M. Teresa Campbell, husband and wife it is agreed that no lien shall be filed against the building by the contractor, or any sub-contractor, nor by any of the material men or workmen or any other person for any labor, or materials purchased, or extra labor or materials purchased for the erection of said building, the right to file such liens being expressly waived.
