JUSTIN A. HOWELL and DAWN A. HOWELL, with an address of 1530 Brandt Lane,
New Cumberland, Pennsylvania, hereinafter called "Owners", have entered into a contract with
J.W. Mumper Construction Co., Inc., with an address of 4 Woodstock Court, Mechanicsburg,
Pennsylvania, hereinafter called "Contractor", for the improvements of a residential dwelling upon
land of Owner being known as, 313 Pennington Drive, Lot 21, Pennington, A Planned Community,
Mechanicsburg, Upper Allen Township, Cumberland County, Pennsylvania, being more
particularly bounded and described in Exhibit "A" attached hereto.
NOW, this 10th day of February, 2012, before any authority has been given by the said
Owner to the said Contractor to commence work on the said improvements or purchase materials
for the same, in consideration of the making of the said contract with Owners and the further
consideration of One Dollar ($1.00), to Contractor paid by Owners, it is agreed that no lien shall
be filed against said property described in Exhibit "A" by the Contractor, or any sub-contractor, nor
by any of the material-men or workmen or any other person for any labor, or materials purchased,
or extra labor or materials purchased for the installation and construction of said improvements,
the right to file such liens being expressly waived.

THIS Stipulation Against Liens has been executed by Contractor and Owners on the day
above written.

EXHIBIT "A"
ALL THAT CERTAIN Unit and the property known, named and identified in the
Declaration referred to below as "Pennington, A Planned Community", located in
Upper Allen Township, Cumberland County, Pennsylvania, which has heretofore
been submitted to the provisions of the Pennsylvania Uniform Planned Community
Act, 68 Pa. C.S.A. §§ 5101 et seg., by the recording in the Office of the Recorder
of Deeds of Cumberland County of a Declaration, dated September 10, 2008, and
recorded September 15, 2008, to Instrument No. 200831185. Being and
designated in such Declaration as Unit/Lot No. 21, which said Unit is more fully
described in said Declaration and is shown on the Declaration Plan recorded to
Instrument No. 200831185, as amended by a First Amendment to Declaration
dated September 20, 2011 and recorded September 26, 2011 in the Office of the
Recorder of Deeds of Cumberland County, Pennsylvania to Instrument Number
201126481.
BEING PART OF THE SAME PREMISES conveyed to JIMJAM, LLP by Deeds
from Cynthia Clippinger, Executrix of the Estate of Elizabeth Pennington recorded
in Cumberland County Deed Book 278, Page 3881 and a Deed from Milfred
Corporation recorded in Cumberland County Deed Book 278, Page 3887. JIMJAM,
LLP was merged into JIMJAM, LLC, on August 1, 2010.
