STIPULATION AGAINST LIENS
WHEREAS, Olde Forge Station, LLC, a Pennsylvania Limited Liability Company,
of Pennsylvania, is about to execute contemporaneously herewith, a contract with Classic
Communities Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the
erection of a dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN tract or parcel of land situate in South Middleton Township,
Cumberland County, Commonwealth of Pennsylvania, more particularly bounded and described as
follows, to wit:
BEGINNING at a point on the northern right-of-way line of Fuller Way at the
common front property corner of Lot No. 5 and Lot No. 6 as shown on the hereinafter mentioned
Plan of Lots; thence along said right-of-way line of Fuller Way by a curve to the left having a radius
of 225.00 feet and an arc length of 7.04 feet to a point on the northern right-of-way line of Fuller
Way; thence continuing South 77 degrees 10 minutes 11 seconds West, a distance of 91.71 feet to
a point at the dividing line between Lot No. 4 and Lot No. 5; thence along said dividing line North
12 degrees 49 minutes 49 seconds West, a distance of 149.93 feet to a point at the dividing line

between Lot No. 5 and land now or formerly of Jay H. Brandt, Jr.; thence along said dividing line
North 77 degrees 10 minutes 11 seconds East, a distance of 103.44 feet to a point at the dividing line
between Lot No. 5 and Lot No. 6; thence along said dividing line South 11 degrees 02 minutes 16
seconds East, a distance of 150.10 feet to a point, said point being the Place of BEGINNING.
BEING Lot No. 5 on Plan of Old Forge Station, said plan recorded in the
Cumberland County Recorder of Deeds Office in Instrument No.: 200827999.
CONTAINING 15,157 square feet.
UNDER AND SUBJECT to building setback lines, conditions and notes as set forth
in Instrument No.: 200827999.
UNDER AND SUBJECT to a drainage easement along rear lot line of said lot.
BEING part of the same premises which John E. Anderson, also known as John
Anderson and Pauline E. Anderson, husband and wife, by their deed dated February 25, 2008 and
February 28, 2008 in the Office of the Recorder of Deeds in and for Cumberland County,
Pennsylvania to Instrument No: 200805742, granted and conveyed unto Olde Forge Station, LLC,
a Pennsylvania Limited Liability Company.

NOW, the day of February, 2012, at the time of and immediately before
the execution of the principal contract, and before any authority has been given by the said Olde
Forge Station, LLC, a Pennsylvania Limited Liability Company to the said Classic Communities
Corporation, a Pennsylvania Corporation to commence work on the said building, or purchase
materials for the same in consideration of the making of the said contract with Classic Communities
Corporation, a Pennsylvania Corporation and the further consideration of One Dollar, to Classic
Communities Corporation, a Pennsylvania Corporation paid by Olde Forge Station, LLC, a
Pennsylvania Limited Liability Company it is agreed that no lien shall be filed against the building
by the contractor, or any sub-contractor, nor by any of the material men or workmen or any other
person for any labor, or materials purchased, or extra labor or materials purchased for the erection
of said building, the right to file such liens being expressly waived.
