COMPLAINT IN MORTGAGE FORECLOSURE
] . Plaintiff is Deutsche Bank National Trust Company, as Trustee fin- the Certificateholders
of Merrill Lynch Mortgage Investors Trust, Mortgage Loan Asset-Backed Certificates, Scrics 2007-ML,N 1,
duly organized and doing business at the above-captioned address.
2. The Defendant is Lloyd F. Lamason, who is the mortgagor and real owner ofthe mortgaged
property hereinafter described, and his/her last-known address is 73 Northview Drive, Mechanicsburg,
Pennsylvania 17050.
3. The Defendant is Susan L. L,amason, who is the mortgagor and real owner of the mortgaged
property hereinafter described, and his/her last-known address is 73 Northview Drive, Mechanicsburg,
Pennsylvania 17050.
4. On October 26, 2006, mortgagors made, executed and delivered a mortgage upon the
premises hereinafter described to Mortgage Electronic Registration Systems, Inc., acting solely as a nominee
for Mortgage Lenders Network USA, Inc. which mortgage is recorded in the Office of the Recorder of
Cumberland County in Mortgage Book 1972, Page 3000, recorded on May 16, 2005, such Mortgage being
incorporated herein by reference by virtue of Rule 1019(8) Pa. R. C. P.
5. On January 20, 2012, the aforesaid mortgage was thereafter assigned by Mortgage
Electronic Registration Systems, Inc., acting solely as a nominee for Mortgage Lenders Network USA, Inc.
to Deutsche Bank National Trust Company, as Trustee for the Certificateholders of Merrill Lynch Mortgage
Investors Trust, Mortgage Loan Asset-Backed Certificates, Series 2007-MLN ],by Assign ment of Mortgage,
recorded in the Office of the Recorder of Cumberland County in Assignment of Mortgage Book Instrument
No. 20120246, such Assignment of Mortgage being incorporated herein by reference by virtue of Rule
1019(g) Pa. R. C. P.
6. The premises subject to said mortgage is described in the mortgage attached as Exhibit "A"
and is known as 73 Northview Drive, Mechanicsburg, Pennsylvania 17050.
The mortgage is in default because monthly payments of principal and interest upon said
mortgage due November 1, 2010 and each month thereafter are due and unpaid, and by the terms of said
mortgage, upon default in such payments for a period of one month, the entire principal balance and all
interest due thereon are collectible forthwith.
8. The following amounts are due on the mortgage:
Principal Balance $ 271,205.49
Interest from October 1, 2010 through February 23, 2012 $ 33,992.92
(Plus $66.6528 per diem thereafter)
Attorney's Fee $ 1,450.00
Late Charges $ 2.372.02
Corporate Advance $ 731.08
Escrow Advance $ 21956.09
GRAND TOTAL $ 312.707.60
9. Notice of Intention to Foreclose as required by Act 6 of 1974 (41 P.S. §403) and notice
required by the Emergency Mortgage Assistance Act of 1983 as amended under 12 PA Code Chapter 13, et
seq., commonly known as the Combined Notice of Delinquency has been sent to Defendant by regular mail
with a certificate of mailing and by certified mail, return receipt requested.
WHEREFORE, Plaintiff demands in rem Judgment against the Defendant in the sum of $312,707.60,
together with interest at the rate of $66.6528 per diem and other costs and charges collectible under the
mortgage and for the foreclosure and sale of the mortgaged property. .
