Wbereag, The Rutt Family Sonshine, LP, hereinafter called the Owner, is about to execute contemporaneously
with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
21 Foxwood Boulevard, Mechanicsburg, PA 17050, Foxwood, Silver Spring Township, Cumberland County, Pennsylvania,
described in Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly
described in Deed Book 'Page _;and
,eotu, June 8, 2012, at the time of and immediately before the execution of the principal contract, and before any
authority has been given by the Owner to the Contractor to commence work on said building or improvement, to purchase
materials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract and for the
consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any other
person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall file a
lien for work done or material furnished to said building, improvements or any part thereof.
19big stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Silver Spring Township, Cumberland
County, PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the southern right-of-way line of Foxwood Boulevard at lands
now or formerly of David T. Pipher, Deed Book 14W, Page 314, at a cul-de-sac
easement; thence along said right-of-way line and said easement South Fifty-Five
(55) degrees, twenty (20) minutes twenty-seven (27) seconds East for a distance of
one hundred four and twenty-two hundredths (104.22) feet to a point being the
northwest corner of Lot 17; thence along Lot 17, through said easement, and through
a drainage easement South thirty-four (34) degrees thirty-nine (39) minutes thirty-
three (33) seconds West for a distance of one hundred eighty and zero one
hundredths (180.00) feet to a point on the northern line of Lot 28; thence along Lot 28
and through said drainage easement North fifty-five (55) twenty (20) minutes twenty-
seven (27) seconds West one-hundred six and fifty-four one hundredths (106.54) feet
to a point at said lands now or formerly of David T. Pipher; thence along said lands,
said drainage easement and said cul-de-sac easement North thirty-five (35) twenty-
three (23) minutes fifty-four (54) seconds East for a distance of eighty and sixty-six
one-hundredths (80.66) feet to a point, being the place of beginning.
Containing 15,174 square feet. (0.35 acres)
Being Lot #16 on a Preliminary Final Subdivision Plan for Foxwood, prepared by R. J.
Fisher and Associates, Inc., recorded in Plan Book 90, Page 18.
