MUNICIPAL LIEN FOR SEWER/WATER RATES
NOW COMES the Borough of Mechanicsburg Cumberland County,
Pennsylvania, by its attorney Lisa Marie Coyne, Esquire, and files the within claim
for charges assessed with respect to sewer and /or refuse rates against above
named owner or owners and against the hereinafter described real estate as
follows:
STATEMENT OF CLAIM
1. This claim is filed by the Borough of Mechanicsburg, a borough organized
and existing in accordance with the laws of the Commonwealth of
Pennsylvania.
2. The owner or reputed owner of the property, or party or parties
responsible or liable, for which this claim is filed is the Defendant(s).
3. The authority under which the sewer and/or refuse rates were changed
and assessed is the Act of July 18, 1935, P.L. 1286, Section 1, 53 P.S. § 2231,
as amended.
4. Plaintiff has made demands for payment for services; however,
Defendant(s) have not made payments for the services provided.
5. The authority under which this claim is filed is the Act of May 16, 1923
P.L. 207, Section 9, et seq., 53P.S. §7143, as amended.

6. A description of the property against which this claim is filed is:

7. This claim has not been the subject of any previous claim and judgment
in the Court of Common Pleas of Cumberland County for sewer and/or
refuse charges.
8. The total amount of the charges for which this claim is filed is
five hundred and seventeen and 70/100 dollars ($517.7), plus costs and
reasonable attorney's fees.
9. The time period for which these charges are filed is July 1, 2011 to June 30,
2012 on
Sewer Account 3306-0.
WHEREFORE, Claimant requests that a Municipal Lien be entered in its
favor and against the Defendant in the amount of five hundred and seventeen
and 70/100 dollars ($517.7), plus cost and reasonable attorney's fees.

BETWEEN CAROL W. LEHR, Executrix of the Last Will and
Testament of Lillian O. Walters, late of the Bor-
ough of Mechanicsburg, Cumberland County, Pennsyl-
vania, party of the first part,
and SEAN C. STRAWSER and TRACI L. STRAWSER, husband
and wife, of Mechanicsburg, Cumberland County,
Pennsylvania, parties of the second part:
WHEREAS, the said Lillian 0. Walters by her Last Will and Testa-
ment, duly proved and recorded in the Cumberland County Register
of Wills Office, Pennsylvania, in Docket Book 2198-0198, Letters
Testamentary being issued on March 3, 1998, provided, in perti-
nent part, as follows:
ITEM III. Should my husband, PAUL B. WALTERS, predecease me
or die on or before the thirtieth (30th) day following my death,
I devise and bequeath all of my estate of every nature and
wherever situate, including any residue'or remainder, in equal
shares, share and share alike, to my daughter, CAROL W. ZIMMERMAN
(now Carol W. Lehr)...
ITEM IV. I appoint my husband, PAUL B. WALTERS, Executor of
this my Last Will and Testament. Should my husband, PAUL B.
WALTERS, fail to qualify or cease to act as Executor, I appoint
CAROL W. ZIMMERMAN (now Carol W. Lehr)...
NOW THIS INDENTURE WITNE88ETH, that the said party of the first
part, by virtue of the power and authority aforesaid, in said
will contained, and in consideration of the sum of Eighty-Four
Thousand Nine Hundred and N01100 Dollars ($84,900.00) to her paid
by the said parties of the second part, at and before the
ensealing and delivery of these presents, the receipt whereof is
hereby acknowledged, has granted, bargained, sold and conveyed,
and does hereby grant, bargain, sell and convey to the said
parties of the second part, their heirs and assigns forever:

ALL THAT CERTAIN improved lot of ground situate in the Borough of
Mechanicsburg, County of Cumberland and State of Pennsylvania,
more particularly bounded and described as follows:
BEGINNING at an'iron pin on the southern side of Brandy Lane,
said iron pin being 303.22 feet in a southwesterly direction from
the southwestern corner of Brandy Lane and Filbert Street;
thence, south 49 degrees 07 minutes east along the western line
of Lot No. 5 in the hereinafter mentioned Plan of Lots a distance
of 136.99 feet to an iron pin; thence south 51 degrees 44 minutes
30 seconds west a distance of 61.1 feet to an iron pin; thence
north 49 degrees 07 minutes west along the eastern line of Lot
No. 3 a distance of 125.48 feet to an iron pin on the southern
side of said Brandy Lane; thence north 40 degrees 53 minutes east
along the southern side of said Brandy Lane a distance of 60 feet
to an iron pin, the Place of Beginning.
BEING Lot No. 4 in the Plan of Lots known as White Acres, said
Plan of Lots being recorded in the Office of the Recorder of
Deeds in and for Cumberland County, Pennsylvania, in Plan Book
No. 5, Page 15.
HAVING thereon erected a one story stucco house known and num-
bered as 310 Brandy Lane, Mechanicsburg, Pennsylvania.
BEING the same premises which George W. Pope and Genevieve G.
Pope, husband and wife, by deed dated December 30, 1954 and
recorded December 30, 1954 in the Cumberland County Recorder of
Deeds Office in Deed Book "E", Volume 16, Page 177, granted and
conveyed unto Paul Brown Walters and Lillian 0. Walters, husband
and wife. The said Paul.Brown Walters died October 5, 1986
whereupon full and complete title to the within described real
estate became vested solely in Lillian O. Walters, the decedent
herein.
TOGETHER with all and singular the rights, liberties, privileges,
hereditaments and appurtenances whatsoever thereunto belonging or
in anywise appertaining, and the reversions and remainders,
rents, issues and profits thereof, and all the estate, right,
title, interest, property, claim and demand whatsoever of the
said Lillian O. Walters at and immediately before the time of her
decease, in law or equity or otherwise howsoever, of, in, to or
out of the same:
TO SAVE AND To BOLD the said granted premises to the said parties
of the second part, their heirs and assigns forever.
AND the said party of the first part, does covenant, promise,
grant and agree, to and with the said parties of the second part,

their heirs and assigns, by these presents, that the said party
of the first part, has not done, committed, or knowingly or
willingly suffered to be done, any act, matter or thing what-
soever, whereby the promises aforesaid, or any part thereof, is,
are, shall or may be charged or incumbered, in title, charge or
estate, or otherwise howsoever.
IN WITNESS WHEREOF, the said party of the first part has hereunto
