Vbereag, MTM Building Contractor ("Contractor") of 57 East Creek Road, Newburg, PA 17240, has f
a contract with Brent M. Ramsey and Kari M. Ramsey ("Owner') of Franklin County, Pennsylvania, for the
construction of a SINGLE FAMILY DWELLING upon the lot of ground known as 63 Fox Hill Road, Shippe
17257, Township of Hopewell, Cumberland County, Pennsylvania, described in Exhibit "A" hereof, of whic
Ramsey and Kari M. Ramsey are the title holder of record; and

subcontractor or materialman, any and all claims or claim, liens or lien, filed by or for the Contractor, or any su
or materialman, or in the name of any one or more of them against the building, improvements, lot of ground
thereof, and, for such act or acts, this shall be good and sufficient warrant and authority, and a reference tc

Lee Coy, said point being on the West side of a private right-of-way, and the

The above land is subject to a right-of-way for ingress and egress and the terms
of an agreement dated April 19, 1994 and recorded in the Office of the Recorder

472, Page 456.

BEGINNING at a set iron pin, at the comer of lands of Jeffrey C. Dunlap and
Leanne M. Dunlap (Lot 14) and Lot 17 as described on the hereinafter described
survey; thence along lands of said Dunlap, South 68 degrees 17 minutes 08
seconds East, 53.90 feet to an existing iron pipe at the comer of lands of said
Dunlap and lands of Raymond J. Alleman; thence along land of said Alleman,
North 43 degrees 37 minutes 53 seconds East, 50.00 feet to a point; thence
continuing along same on a curve to the right with a chord bearing of South 67
degrees 43 minutes 34 seconds West, having a radius of 25.00 feet, having an
arc distance of 21.03 feet, having a chord of 20.41 feet, having a tangent of
11.18 feet, and having a delta angle of 48 degrees 11 minutes 23 seconds to a
point; thence continuing along lands of said Apeman, on a curve with a chord

BEGINNING at a point on line of Lot 14 on the hereinafter referred to plan of lots
and at comer of lands of Eugene S. Dunlap, Lot 3 on plan of lots for Harvey
Sunday; thence through Lot 3, North 83 degrees 39 minutes 05 seconds West,
203.40 feet to a point; thence by the same, North 64 degrees 35 minutes 16
seconds West, 114.74 feet to a point in the centerline of TR 356, a/k/a Fox Hill
Road; thence with the centerline of said TR 358, North 24 degrees 33 minutes
02 seconds West, 64.82 feet to a point; thence by the same, North 35 degrees
01 minute 27 seconds West, 16.43 feet to an existing parker kalon nail in the
centerline of TR 358 at comer of lands now or formerly of John Forrester, thence

conveyed by Raymond J. Alleman to Angela Michele Coy and Toby Lee Coy,

seconds East, 53.90 feet to an existing iron pipe at comer of lands of Jeffrey C.
Dunlap and Leanne M. Dunlap; thence by and across said lands of Dunlap,
South 43 degrees 37 minutes 53 seconds West, 333.40 feet to an existing iron
pin along lands now or formerly of Alfred D. Odom; thence by said lands now or
formerly of Odom, North 70 degrees 11 minutes 10 seconds West, 304.95 feet
to the point and Place of BEGINNING.
SUBJECT to the provision of the Agreement for the construction and
maintenance of the above easements as recorded in Miscellaneous Book 472,
Page 456.
BEING the same premises Raymond J. Apeman, by Deed dated November 4,
1994, which Deed is recorded in the Office of the Recorder of Deeds in and for
Cumberland County in Record Book 114, Page 1140, granted and conveyed to
George H. Bamer, Jr. and Elizabeth A. Bamer, husband and wife, Grantors
herein.
AND the said Grantors hereby covenant and agree that they will warrant specially
property hereby conveyed.
