Vherea5, The Rutt Family Sonshine, LP, hereinafter called the Owner, is about to execute contemporaneously
with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
10 Foxwood Boulevard, Mechanicsburg, PA 17050, Foxwood, Silver Spring Township, Cumberland County, Pennsylvania,
described in Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly
described in Deed Book 'Page _;and
POW, July 31, 2012, at the time of and immediately before the execution of the principal contract, and before any
authority has been given by the Owner to the Contractor to commence work on said building or improvement, to purchase
materials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract and for the
consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any other
person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall file a
lien for work done or material furnished to said building, improvements or any part thereof.
Tbig stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Silver Spring Township, Cumberland
County, PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the eastern right-of-way line of Foxwood Boulevard at the
northwest corner of Lot #8 at a drainage easement; thence along said right-of-way
line by a curve to the left, said curve having a chord bearing and distance of N29-12-
40W 49.80 feet, a radius of 175.00 feet and an arc distance of 49.97 feet to a point on
said right-of-way line at its intersection with the eastern right-of-way line of Stallion
Street; thence along said right-of-way line of Stallion Street by a curve to the right,
said curve having a chord bearing and distance of N01-21-58W 22.35 feet, a radius of
19.00 feet and an arc distance of 23.89 feet to a point; thence along the same N34-
39-33E 140.44 feet to a point at lands N/F of Dennis and Linda Hoke, Deed Book 27B,
Page 798; thence along said lands S55-20-27E 181.00 feet to a point being a western
corner of Lot #5 and a northern corner of a drainage easement; thence along Lot #5,
Lot #8 and said easement S68-58-09W 179.79 feet to a point, being the place of
beginning.
Containing 20,649 square feet. (0.47 acres)
Being Lot #9 on a Preliminary Final Subdivision Plan for Foxwood, prepared by R. J.
Fisher and Associates, Inc., recorded in Plan Book 90, Page 18.
