Vbereag, The Rutt Family Sonshine, LP, hereinafter called the Owner, is about to execute contemporaneously
with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
17 Foxwood Boulevard, Mechanicsburg, PA 17050, Foxwood, Silver Spring Township, Cumberland County, Pennsylvania,
described in Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly
described in Deed Book Page _;and
,00bo, August 6, 2012, at the time of and immediately before the execution of the principal contract, and before
any authority has been given by the Owner to the Contractor to commence work on said building or improvement, to
purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract
and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any
other person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall
file a lien for work done or material furnished to said building, improvements or any part thereof.
Thig stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Silver Spring Township, Cumberland
County, PA, more particularly bounded and described as follows to wit:
Beginning at a point on the southern right-of-way line of Foxwood Boulevard at the
northeast corner of Lot #17; thence along said right-of-way line S55-20-27E 100.00
feet to a point being the northwest corner of Lot #19; thence along Lot #19 and
through a drainage easement S34-39-33W 180.00 feet to a point on the northern line
of Lot #26; thence along Lot #26, Lot #27 and through said easement N55-20-27W
100.00 feet to a point being the southeast corner of Lot #17; thence along Lot #17
and through said easement N34-39-33E 180.00 feet to a point, being the place of
beginning.
Containing 18,000 square feet. (0.41 acres)
Being Lot #18 on a Preliminary Final Subdivision Plan for Foxwood, prepared by R. J.
Fisher and Associates, Inc., recorded in Plan Book 90, Page 18.
