Vbereag, The Rutt Family Sonshine, LP, hereinafter called the Owner, is about to execute contemporaneously
with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
4505 Woods Way, Mechanicsburg, PA 170501-ower Allen Township, Cumberland County, Pennsylvania, described in
Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly described in
Deed Book Page ;and
,hobo, August 15, 2012, at the time of and immediately before the execution of the principal contract, and before
any authority has I,been given by the Owner to the Contractor to commence work on said building or improvement, to
purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract
and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any
other person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall
file a lien for work done or material furnished to said building, improvements or any part thereof.
19bi5 stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Lower Allen Township, Cumberland
County, PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the northern right-of-way line of Woods Way at the northwest
corner of Lot #17; thence along said right-of-way line and along a proposed 30'
sanitary sewer easement by a curve to the left, said curve having a chord bearing and
distance of N58-20-36W 62.74 feet, a radius of 50.00 feet and an arc distance of
67.82 feet to a point; thence along said right-of-way line by a curve to the right, said
curve having a chord bearing and distance of N70-03-OOW 13.69 feet, a radius of
15.00 feet and an arc distance of 14.22 feet to a point; thence along the same and a
proposed storm water easement by a curve to the left, said curve having a chord
bearing and distance of N44-13-25W 13.89 feet, a radius of 300.00 feet and an arc
distance of 13.89 feet to a point being the southwest corner of Lot #15; thence along
Lot #15, through said proposed storm water easement and through an existing 30'
drainage easement N56-19-52E 269.36 feet to a point at lands N/F of California Public
Employees Retirement System, Deed Book 121, Page 1122; thence along said lands
and along and through said easements S14-11-37E 86.65 feet to a point being the
northeast corner of Lot #17; thence along Lot #17, through said proposed storm water
easement and through said proposed 30' sanitary sewer easement S56-19-52W
203.61 feet to a point, being the place of beginning.
Containing 18,919.82 square feet. (0.43 acres)
Being Lot #16 on a Final Subdivision Plan of The Manor at Westport, prepared by J.
