STIPULATION AGAINST LIENS
WHEREAS, Joel A. Glovier and Ashley M. Glovier, husband and wife, of
Pennsylvania, is about to execute contemporaneouslyherewith, a contract with Classic Communities
Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania, for the erection of a
dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN tract of land situate in Silver Spring Township, Cumberland
County, Pennsylvania, being Lot No. 23, as shown on a plan entitled, "Hamlet Square, Final
Subdivision Plan, Lot Dimensional Plan, Lot Dimensional Plan North," dated June 16, 2006, by
Penn Terra Engineering, Inc., State College, PA, being bounded and described as follows, to wit:
BEGINNING at an iron pin, being a westerly corner of Lot No. 24 and lying in an
easterly right of way line of Rockledge Drive (50' wide); thence along said right of way North OS°
26' 10" West 86.96 feet to an iron pin; thence continuing along said right of way along a curve to
the right having a chord bearing of North 39° 33' S0" East, a chord distance of 26.87 feet, a radius
of 19.00 feet, and an arc length of 29.85 feet to a concrete monument being a northerly corner of said
right of way and lying in a southerly right of way line of Hamlet Circle (50 `wide); thence along
Hamlet Circle along a curve to the left having a chord bearing of North 71 ° 57' 28" East, a chord
distance of 76.39 feet, a radius of 175.00 feet, and an arc length of 77.01 feet to an iron pin lying
along said right of way and being a westerly corner of Lot No. 22; thence along said lot South 30°

3 8' S4" East 113.00 feet to an iron pin being a southerly corner of said lot and lying in a westerly line
of Lot No. OS3; thence along Lot No. OS3, South 42° 04' 23" West 30.20 feet to an iron pin being
a westerly corner of said lot and being a northerly corner of Lot No. 24; thence along Lot No. 24
South 84° 33' S0" West 119.41 feet to an iron pin, being the place of BEGINNING.
CONTAINING 0.309 acres.
LOT N0.23 is subject to a 10' utility easement along its street frontage.
UNDER AND SUBJECT, nevertheless, to all easements, restrictions, encumbrances
and other matters of record or that which a physical inspection or survey of the premises would
reveal.
NOW, the day of August, 2012, at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Joel A.
Glovier and Ashley M. Glovier, husband and wife to the said Classic Communities Corporation, a
Pennsylvania Corporation to commence work on the said building, or purchase materials for the
same in consideration of the making of the said contract with Classic Communities Corporation, a
Pennsylvania Corporation and the further consideration of One Dollar, to Classic Communities
Corporation, a Pennsylvania Corporation paid by Joel A. Glovier and Ashley M. Glovier, husband
and wife it is agreed that no lien shall be filed against the building by the contractor, or any sub-
contractor, nor by any of the material men or workmen or any other person for any labor, or materials
purchased, or extra labor or materials purchased for the erection of said building, the right to file
such liens being expressly waived.
WITNESS, ow hand and seals the day and year aforesaid.
