All that certain piece or parcel of real estate
having erected thereon a dwelling house being
known and numbered as 7 Railroad Avenue, Shire-
manstown, Cumberland County, Pennsylvania. The
property was acquired by .deed dated December 5,
1959, a copy of which is attached hereto and
incorporated herein. The property was acquired
by George J. Kirby and Violet M. Kirby, husband
and wife. The said George J. Kirby died
December 7, 1983, whereupon full and complete
title to the real estate became vested solely
in Violet M. Kirby, surviving spouse, the
decedent herein.
The above-described real estate was sold
pursuant to an Agreement for the Sale and
Purchase of Real Estate dated April 30, 1995, a
copy of which is attached hereto and
incorporated herein. Final settlement took
place on June 19, 1995. A copy of the deed
conveying said real estate, along with a copy
of the Settlement Statement, are attached
hereto and incorporated herein. The sale price
of said real estate was $33,200.00.

and EDWARD R. LYNCH and SUSAN J. LYNCH, husband and
wife, an undivided one-half interest as tenants by
the entireties, and GREGORY L. LYNCH and CHRISTINA
L. LYNCH, husband and wife, the other undivided
one-half interest as tenants by the entireties,
the relationship of the two undivided one-half
interests to be that of joint tenants with the
right of survivorship and not as tenants in

NOW THIS INDENTIIRE WITNESSETH, that the said parties of the first
part, by virtue of the power and authority aforesaid, in said
Will contained, and in consideration of the sum of Thirty-three
Thousand Two Hundred Dollars ($33,200.00) to them paid by the
said parties of the second part, at and before the ensealing and
delivery of these presents, the receipt whereof is hereby

of Shiremanstown, Cumberland County, Pennsylvania, bounded and

BEGINNING at a point on the easterly side of Railroad Avenue at
the northerly line of lands now or formerly of Cora Edna Spicher,
said point being located fifteen and five one-hundredths (15.05)
feet north of the northerly line of Strawberry Alley; thence
northeastwardly along the line now or formerly of said Spicher
lands and through the center of a frame partition wall between
the premises herein conveyed and premises known as 5 Railroad
Avenue, and beyond one hundred six and one-tenth (106.1) feet to
a stake; thence southwardly at an angle of 85 degrees 6 minutes,
thirteen and six-tenths (13.6) feet to a stake; thence eastwardly
parallel with Strawberry Alley, thirty-five (35) feet to a point
on the westerly line of St. John's Alley; thence northwardly
along said line of St. John's Alley thirty-one and sixty-six one-
hundredths (31.66) feet to a point marked by a stake; thence
southwestwardly at an angle of 85 degrees 6 minutes along lands
formerly of Clara Jacobs, known as premises 9 Railroad Avenue,
one hundred forty-four and four-tenths (144.4) feet to a point on
the easterly line of Railroad Avenue; thence along Railroad
Avenue southeastwardly fifteen and thirty-two one-hundredths
(15.32) feet to the place of BEGINNING.
HAVING thereon erected a two and one-half story frame dwelling
house being known and numbered as 7 Railroad Avenue,
Shiremanstown, Pennsylvania.
BEING the same premises which Clarence J. Huffer and Romayne L.
Huffer, husband and wife, by deed dated December 5, 1959 and
recorded December 14, 1959 in the Cumberland County Recorder of
Deeds Office in Deed Book "O", Volume 19, Page 188, granted and
conveyed unto George J. Kirby and Violet M. Kirby, husband and
wife. The said George J. Kirby died December 7, 1983, whereupon
title to the within described real estate became vested solely in
Violet M. Kirby, surviving spouse. The said Violet M. Kirby died
March 11, 1995.
TOGETHER with all and singular the rights, liberties, privileges,
hereditaments and appurtenances whatsoever thereunto belonging or
in anywise appertaining, and the reversions and remainders,
rents, issues and profits thereof, and all the estate, right,
title, interest, property, claim and demand whatsoever of the
said Violet M. Kirby at and immediately before the time of her
decease, in law or equity or otherwise howsoever, of, in, to or
out of the same:
TO HAVE AND TO HOLD the said granted premises to the said parties
of the second part, their heirs and assigns forever.
AND the said parties of the first part, do covenant, promise,
grant and agree, to and with the said parties of the second part,
their heirs and assigns, by these presents, that the said parties
of the first part, have not done, committed, or knowingly or
willingly suffered to be done, any act, matter or thing what-
soever, whereby the premises aforesaid, or any part thereof, is,
are, shall or may be charged or incumbered, in title, charge or
estate, or otherwise howsoever.
