STIPULATION AGAINST LIENS
WHEREAS, Robert S. Jones, an adult individual of Pennsylvania, is about to execute
contemporaneously herewith, a contract with Classic Communities Corporation, a Pennsylvania
Corporation of Dauphin County, Pennsylvania, for the erection of a dwelling upon a lot of land situate
as follows:
ALL THAT CERTAIN piece or parcel of land situate in the Township of Hampden,
Cumberland County, Pennsylvania, more particularly bounded and described as follows, to wit:
BEGINNING at a point on the southern right-of--way line of Appaloosa Drive at the
common front property corner of Lot No. 8 and Lot No. 9 as shown on the hereinafter mentioned Plan
of Lots; thence along said right-of--way line of Appaloosa Drive North 21 degrees 49 minutes OS
seconds East, a distance of 97.64 feet to a point; thence continuing by a curve to the left having a
radius of 60.00 feet and an arc length of 5.01 feet to a point a the dividing line between Lot No. 9 and
Lot No. 10 on said Plan; thence along said dividing line South 86 degrees 42 minutes 37 seconds East,
a distance of 54.60 feet to a point; thence South 68 degrees 10 minutes 55 seconds East, a distance of
58.44 feet to a point; thence South 31 degrees 14 minutes 24 seconds East, a distance of~44.27 feet to
a point; thence South 06 degrees 50 minutes 54 seconds East, a distance of 106.44 feet to a point at
the dividing line between Lot No. 8 and Lot No. 9; thence along said dividing line North 68 degrees
10 minutes 55 seconds West, a distance of 196.44 feet to a point, said point being the Place of
BEGINNING.
BEING Lot No. 9 on Final Subdivision Plan of Hunter's Gate, said Plan recorded in
the Office of the Recorder of Deeds in and for Cumberland County, Pennsylvania in Plan Book 92,
Page 146.
BEING PART OF THE SAME premises which Classic Communities Corporation,
a Pennsylvania Corporation, by its deed dated June 13, 2006 and recorded June 21, 2006 in the Office
of the Recorder of Deeds in and for Cumberland County, Pennsylvania in Deed Book 275, Page 1164,
granted and conveyed unto Builder Preferred Development Group, LLC, a Pennsylvania Limited
Liability Company.
NOW, the `~ day of September, 2012, at the time of and immediately before
the execution of the principal contract, and before any authority has been given by the said Robert S.
Jones, an adult individual to the said Classic Communities Corporation, a Pennsylvania Corporation
to commence work on the said building, or purchase materials for the same in consideration of the
making of the said contract with Classic Communities Corporation, a Pennsylvania Corporation and
the further consideration of One Dollar, to Classic Communities Corporation, a Pennsylvania
Corporation paid by Robert S. Jones, an adult individual, it is agreed that no lien shall be filed against
the building by the contractor, or any sub-contractor, nor by any of the material men or workmen or
any other person for any labor, or materials purchased, or extra labor or materials purchased for the
erection of said building, the right to file such liens being expressly waived.
WITNESS, our hand and seals the day and year aforesaid.
