with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
3912 Trayer Lane, Mechanicsburg, PA 17050, Silver Brook, Hampden Township, Cumberland County, Pennsylvania,
described in Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly
described in Deed Book Page _;and

before any authority has been given by the Owner to the Contractor to commence work on said building or improvement,
to purchase matelials for the same, it is hereby stipulated and agreed by and between said parties as part of said contract
and for the considleration therein set forth, nether the undersigned Contractor, any Sub-contractor or material man, nor any
other person furnishing labor or materials to the said Contractor under the contract entered into between said parties shall
file a lien for work done or material furnished to said building, improvements or any part thereof.
Tbt!5 stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Hampden Township, Cumberland County, PA,
more particularly bounded and described as follows to wit:
Beginning at a point on the southern right-of-way line of Trayer Lane at the northeast
corner of Lot #11; thence along said right-of-way line by a curve to the right, said
curve having- a radius of 475.00 feet and an arc distance of 85.03 feet to a point;
thence along the same S86-32-39E 15.49 feet to a point being the northwest corner of
Lot #9; thence along Lot #9 S09-07-13E 192.88 feet to a point at lands N/F of Steven
J. Sebastian;, Deed Book 132, Page 814; thence along said lands S80-52-47W 57.07
feet to a point; thence along the same N08-15-32W 69.28 feet to a point; thence
along the,.same S79-29-01W 39.91 feet to a point being the southeast corner of Lot
#11; thence along Lot #11 N10-30-59W 139.00 feet to a point, being the place of
beginning.
