~C~erea5, The Rutt Family Sonshine, LP, hereinafter called the Owner, is about to execute contemporaneously
with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
4557 Manor Drive, PJlechanicsburg, PA 17055L.ower Allen Township, Cumberland County, Pennsylvania, described in
Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly described in
Deed Book .Page _ ;and

and before any authority has been given by the Owner to the Contractor to commence work on said building or
improvement, to purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of
said contract and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material
man, nor any other person furnishing labor or materials to the said Contractor under the contract entered into between said
parties shall file a lien for work done or material furnished to said building, improvements or any part thereof.
~C[1i~ stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Lower Allen Township, Cumberland
County, PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the eastern right-of-way line of Manor Drive at the northwest
corner of Lot #12; thence along said right-of-way line by a curve to the left, said curve
having a chord bearing and distance of N31-43-43W 72.56 feet, a radius of 175.00
feet and an arc distance of 73.09 feet to a point being the southeast corner of Lot #10;
thence along Lot #10 and through a proposed storm water easement N40-23-55E
255.39 feet to a point on the southern line of an Existing 33' Petroleum Allegheny
Sinclair right-of-way at lands N/F of RCP Enterprises LLC, Deed Book 252, Page
4907; thence along said proposed easement, along said lands and along and through
said existing right-of-way S82-58-53E 28.48 feet to a point; thence along and through
the same and through an existing 30' drainage easement N73-34-21 E 120.00 feet to
an iron pin found at lands N/F of California Public Employees Retirement System,
Deed Book 121, Page 1122; thence along said lands, along said proposed storm
water easement and through said Existing 33' Petroleum Allegheny Sinclair right-of-
way S14-11-37E 93.86 feet to a point being the northeast corner of Lot #12; thence
along Lot #12, through said proposed easement, through said existing right-of-way and
through an existing 30' drainage easement S56-19-52W 352.95 feet to a point, being
the place of beginning.
Containing 39,998.07 square feet. (0.92 acres)
Being Lot #11 on a Final Subdivision Plan of The Manor at Westport, prepared by J.
Michael Brill and Associates, Inc., recorded in Plan Book 89, Page 143.
