~~jerea~, The Rutt Family Sonshine, LP, hereinafter called the Owner, is about to execute contemporaneously
with Keystone Custom Homes, Inc. of 227 Granite Run Drive, Suite 100, Lancaster, PA 17601, hereinafter called the
Contractor, a contract for the erection or construction of a SINGLE FAMILY DWELLING upon the lot of ground known as
4561 Manor Drive, Mechanicsburg, PA 17055Lower Allen Township, Cumberland County, Pennsylvania, described in
Exhibit "A" hereof, of which The Rutt Family Sonshine, LP is the title holder of record, as more particularly described in
Deed Book ,Page ;and

and before any authority has been given by the Owner to the Contractor to commence work on said building or
improvement, to purchase materials for the same, it is hereby stipulated and agreed by and between said parties as part of
said contract and for the consideration therein set forth, nether the undersigned Contractor, any Sub-contractor or material
man, nor any other person furnishing labor or materials to the said Contractor under the contract entered into between said
parties shall file a lien for work done or material furnished to said building, improvements or any part thereof.
~Ci)i~ stipulation is made and intended to be filed with the Prothonotary within 10 days after date in accordance
with the requirements of the Act of August 24, 1963, P.L. 497, as amended,

All that certain lot or tract of ground situate in Lower Allen Township, Cumberland
County, PA, more particularly bounded and described as follows, to wit:
Beginning at a point on the northern right-of-way line of Manor Drive at a western
corner of Lot #11; thence along said right-of-way line and a proposed storm water
easement by a curve to the left, said curve having a chord bearing and distance of
N55-45-35W 73.16 feet, a radius of 175.00 feet and an arc distance of 73.70 feet to a
point being the southeast corner of Lot #9; thence along Lot #9 and through said
easement N30-30-39E 196.05 feet to a point on the southern line of an Existing 33'
Petroleum Allegheny Sinclair right-of-way at lands N/F of RCP Enterprises LLC, Deed
Book 252, Page 4907; thence along said right-of-way, said easement and said lands
S82-58-53E 127.42 feet to a point being a northern corner of Lot #11; thence along
Lot #11 and through said easement S40-23-55W 255.39 feet to a point, being the
place of beginning.
Containing 20,554.44 square feet. (0.47 acres)
Being Lot #10 on a Final Subdivision Plan of The Manor at Westport, prepared by J.
Michael Bri11 and Associates, Inc., recorded in Plan Book 89, Page 143.
