The County of Cumberland, Pennsylvania, hereby files its tax lien for delinquent
hotel room rental taxes, late fees and interest against Chang Mun Chon and Sun Yi Chon,
and that certain improved lot or piece of ground situated in Lower Allen Township,
Cumberland County, Pennsylvania, being known as 4943 Gettysburg Road,
Mechanicsburg, Pennsylvania, and bearing tax parcel number 13-25-0024-013. (See
property description attached).
Hotel Room Rental Taxes for March 2011 through October 2012 (estimated):
March, 2011 -October, 2012 inclusive @ $1,888.99/mo.: $37,779.80
Total Hotel Room Rental Taxes Owing: $37,779.80
Late Fees (20 x $100): 2,000.00
Total Taxes and Late Fees: $39,779.80
Plus Costs
Together with interest at the rate of 9% per annum from the date of filing.
The Hotel Room Rental Taxes, late payment fees and interest are levied pursuant to the
authority of the County Code, Act of August 9, 1955, P.L. 323, § 1770.6, as amended, 16
P.S. § 1770.6, as amended, and Cumberland County Ordinance No. 2001-3, as amended.
This tax lien is filed in accordance with the general municipal law, Act of May 16, 1923,
P.L. 207, § 9, as amended, 53 P.S. § 7143, as amended.

WI TNESSETH:
n consideration of the sum of Three Hundred Thirty Thousand ($334,!}00.00) Dollars in hand
paid, receipt whereof is hereby acknowledged, the said Grantors do hereby gran# and convey unto the
said Grantees:
ALL THAT CERTAIN tract or parcel of land and premises situate, lying and being partly in
Upper Allen Township and partly in Lower Allen Township, Cumberland County, Pennsylvania,
more particularly described as follows:
BEGINNING at a paint on the center fine of the legal right-of-way line of
Gettysburg Road, at the northeast corner of Lands N/F Fleming Enterprises;

seconds West a distance of 636.24 feet to a point on the eastern boundary fine
of land N/F Smith Land & Improvement Company; THENCE along the eastem
line of said Smith Land & Improvement Company lands, North 49 degrees 46
minutes 46 seconds West a distance of 120.94 feet to an existing iron pin along
the southem line of the aforementioned Fleming Enterprises land; THENCE
along the southern line of said Fleming Enterprises land, North 41 degrees 33
minutes 14 seconds East a distance of 372.73 feet to a point at the southeast
corner of said Fleming Enterprises land; THENCE along the eastem line of said
Fleming Enterprises land, North 49 degrees 24 minutes 46 seconds West a
distance of 210.00 feet to a point, the point and place of BEGINNING.
THE FORGOING legal description is in conformance with the Preliminary/Final Subdivision
Plan for David L. and Jamie L. Hoffman, dated June 28, 2002, last revised October 15, 2002,
prepared by Hoover Engineering Services, Inc., File No. 201199, recorded in the Office of the
Recorder of Deeds of Cumberland County, Pennsylvania in Ptan Book 86, Page 59.
BEING Lot No. 4 of the aforementioned Preliminary/Final Subdivision Plan.
BEING A PORTION of the same premises which Thomas W. E. Hoffman and Barbara A.
Hoffman, husband and wife, and Helen F. Hoffman, by David L. Hoffman her Attorney in Fact
by deed dated November 12, 1993 and recorded in the Office of the Recorder of Deeds of
Cumberland County, Pennsylvania in Deed Book R, Volume 36, Page 809, granted and
conveyed unto David L. Hoffman and Jamie L. Hoffman, Grantors herein.
UNDER AND SUBJECT to any and all conditions, restrictions, easements, rights-of--way,
agreements and covenants of record and that a physical inspection of the property would
disclose.
And the said Grantors hereby covenant and agree that they will warrant specially the property
hereby conveyed.
