I, DOROTHY J. STEPP, of the Township of Newberry, County of York,
and Commonwealth of Pennsylvania, declare this to be my last will and revoke
any will previously made by me.
ITEM I: I devise and bequeath all of my estate of every nature
and wherever situate to my husband, HARRY A. STEPP, if he survives me by

ITEM II: Should my husband, HARRY A. STEPP, fail to survive me I
by thirty days, I devise and bequeath all of my estate, of every nature and
II wherever aituate, in equal sharea to such of my children, ROSE ANN STEPP,
JANET MARIE FISHER, and MARY KAYE GROSSMAN, as survive me by thirty days.
Should any of my above named children predecease me or die on or before the
thirtieth day following my death, I devise and bequeath the share of such
I' child to her issue, per stirpes, living on the thirty-first day

ITEM III: I appoint my Executor and his successors guardian of any
property which passes either under this will or otherwise, to a minor and with
respect to which I am authorized to appoint a guardian and have not otherwise
specifically done so, provided that this appointment of a guardian shall not
supersede the right of any fiduciary in its discretion to distribute a share
where possible to the minor or to another for the minor's benefit. Such guar-
dian shall have the power to use principal as well as income from time to time
for the minor's support and education (including college education, both gra-
duate and undergraduate) without regard to his or her parent's ability to pro-
vide for such support and education, or to make payment for these purpoaes,
without further responsibility, to the minor or to the minor's parent or to
any person taking care of the minor.

point in the cul-de-sac; thence along said cul-de-sac in an arc to the
left, an arc length of 72.82 feet to the place of BEGINNING.

GRANTING ALSO TO GRANTEES, their heirs and assigns, an easement and

BEING THE SAME PREMISES WHICH Roger G. Stauffer and Jean P. Stauffer,
his wife, by their deed dated October 26, 1990, and recorded November
2, 1990, in the Office of the Recorder of Deeds in and for Perry
County, Pennsylvania, in Record Book 0596, Page 345, granted and
conveyed unto Harry A. Stepp and Dorothy J. Stepp, husband and wife,
Harry A. Stepp died on October 23, 1992, thus vesting title In Dorothy
J. Stepp by operation of law.
TOGETHER with all and singular the buildings, improvements, ways,
streets, alleys, passages, waters, water-courses, rights, liberties,
privileges, hereditaments and appurtenances whatsoever, thereunto
belonging or in any wise appertaining and the reversions and
remainders, rents, issues and profits thereof, and all the estate,
right, title, interest, property, claim and demand whatsoever of her,
the said DOROTHY J. STEPP, at and immediately before the time of her
decease, in law, equity, or otherwise howsoever, of, in, to or out of
the same.
TO HAVE AND TO HOLD the said lot or piece of ground above de-
scribed, with the buildings and improvements thereon erected,
hereditaments and premises hereby granted or mentioned, and intended
so to be, with the appurtenances unto the said Grantees, to and for
the only proper use and behoof of the said Grantees, forever.
And the said Grantor, for herself and her respective heirs,
executors and administrators, does covenant, promise and agree to and
with the said Grantees, their heirs and assigns, that she, the said
Grantor, has not heretofore done or committed any act, matter or thing
