North Middleton Authority, North Middleton Township, County of Cumberland, Commonwealth of
Pennsylvania by its solicitor, Martson Deardorff Williams Otto Gilroy & Faller, hereby files its
claim for sewer services against the real estate hereinafter described and sets forth its claim as
follows:
STATEMENT OF CLAIM
1
The name of the municipality by which this claim is filed is North Middleton Authority, a municipal
authority of the Commonwealth of Pennsylvania, located in the County of Cumberland and
organized pursuant to ordinances of North Middleton Township.

The names of the owners of the property against which this lien is filed are Rabija Vilic and Rezija
Vilic of 33 H Street, Carlisle, Pennsylvania.

A description of the property against which this Lien is filed is attached hereto and marked as
Exhibit "A" with an address of 1406 Bradley Drive, Unit 312, Carlisle, Pennsylvania.

The authorities under and by virtue of which this Lien is filed is the Municipal Claims and Liens Act
of May 16, 1923, P.L. 207, as amended and supplemented, 53 P.S. 7101 et seq.

The lien is claimed for unpaid water and sewer user fees against the above-described property in the
amount of $299.23, plus any additional fees incurred thereafter.

Interest is claimed on the above-mentioned fees until paid in full.

SAFIJA VILIC, unmarried woman, of Chicago, Illinois, party of the first part,
hereinafter referred to as the
GRANTOR,
AND
RABIJA VILIC, unmarried woman, of North Middleton Township, Cumberland
County, Pennsylvania and REZIJA VILIC, unmarried woman, of Chicago,
Illinois, parties of the second part, hereinafter referred to as the
GRANTEES,
WITNESSETH that the said Grantor for and in consideration of the sum of ONE
{$1.00) DOLLAR lawful money of the United States of America, unto her well and truly paid by
the Grantees at and before the sealing and delivery of these presents, the receipt whereof is
hereby acknowledged, has granted, bargained, sold, aliened, enfeoffed, released and confirmed,
and by these presents does grant, bargain, sell, alien, enfeoff, release and confirm and convey

Record Book 258, Page 6, et seq., and which Declaration was amended by Amendment dated
November 14, 1985, and recorded December 23, 1985, in the hereinafter mentioned Recorder's
Office in Miscellaneous Record Book 312, Page 776 et seq., and was further amended by
Amendment dated November 14, 1985, and recorded December 23, 1985, in the hereinafter
mentioned Recorder's Office in Miscellaneous Record Book 312, Page 783 et seq., and was
further amended by Amendment dated October 20, 1999, and recorded December 20, 1999, in
the hereinafter mentioned Recorder's Office, in Miscellaneous Record Book 633, Page 1006 et
seq., and was further amended by amendment dated October 21, 2003, and recorded January 16,
2004, in the hereinafter mentioned Recorder's Office in Miscellaneous Record Book 705, Page
2490 et seq., together with a Code of Regulations for Pheasant Run Condominium Association
dated September 17, 1980, and recorded September 24, 1980, in the hereinafter named
Recorder's Office in Miscellaneous Record Book 258, Page 25 et seq., and together with plans
recorded in the hereinafter named Recorder's Office in Plan Book 29, Page 7 and Plan Book 38,
Page 112, and being designated as:
Unit: K-312, (1 Bedroom)
Floor: 3rd
Building: II
as more fully described in said Declaration and Plans, together with a proportionate undivided
interest in the Common Elements of .0059524 percent as more fully set forth in the aforesaid
Declaration and Plans. There are no recorded amendments to the above-mentioned Declaration,
Code of Regulations or Plans, except as aforementioned.
KNOWN AND NUMBERED as Unit K-312 1406 Bradley Drive, Carlisle,
Pennsylvania, 17013.
THE GRANTEES, for and on behalf of the Grantees and their heirs, personal
representatives, successors and assigns, by the acceptance of this deed covenants and agrees to
pay for such charges for the maintenance of, repairs to, replacement of and expenses in
connection with the common elements as may be assessed from time to time by the Council in
accordance with the Unit Property Act of Pennsylvania, as amended, and further covenants and
agrees that the Unit conveyed by this deed shall be subject to a charge for all amounts so
assessed and that, except insofar as Sections 705 and 706 of said Unit Property Act may relieve a
subsequent unit owner of liability for prior unpaid assessments, this covenant shall run with and
bind the land or unit hereby conveyed and all subsequent owners thereof.
UNDER AND SUBJECT to all agreements, conditions, easements and restrictions of
record and to the provisions, easements, covenants and restrictions as contained in the
Declaration of Condominium, Code of Regulations and Declaration Plan, as amended.
BEING the same premises which Stephen D. Tiley and Helene M. Tiley, husband and
wife and Robert G. Frey and Debra L. Frey, husband and wife, by Deed dated September 24,
2004 and recorded September 30, 2004, in the Office of the Recorder of Deeds in and for
Cumberland County in Deed Book 265, Page 2525, granted and conveyed to Safija Vilic, the
grantor herein.
TOGETHER with all and singular the Streets, Alleys, Passages, Ways, Waters,
Watercourses, Rights, Liberties, Privileges, Hereditaments and Appurtenances whatsoever
thereunto belonging or in anywise appertaining, and the Reversions and Remainders, Rents,
Issues and Profits thereof; and all Estate right, title, interest, property, claim and demand
whatsoever of the said Grantor, in law, equity, or otherwise howsoever, of in and to the same and
every part thereof.
TO HAVE AND TO HOLD the said Unit above-described and the Hereditaments and
Premises hereby granted, or mentioned and intended so to be, with the Appurtenances unto the
said Grantees, their heirs and Assigns, to and for the only proper use and behoof of the said
Grantees, their heirs and Assigns forever, subject as aforesaid.
This conveyance is from parent to children and is therefore exempt from real estate
transfer taxes.
AND the said Grantor will warrant SPECIALLY the property hereby conveyed.
