Arney Bros., Inc., by and through its undersigned counsel, files the following
Mechanics' Lien Claim:
1. The Claimant is Arney Bros., Inc., which has a principal place of business
at 4820 Cumberland Street, Harrisburg, PA 17111. Claimant files this Claim as a
Contractor.
2. The Owner of the real estate against which this claim is filed is William D.
Keeley, Inc., 512 Partridge Court, Mechanicsburg, PA 17050.
3. The last day Claimant supplied labor and/or material was June 14, 2012.
4. The party with whom Claimant contracted was William D. Keeley, Inc.
5. The labor and material supplied by Claimant was pursuant to a Proposal
dated April 3, 2012, a copy of which is attached hereto as Exhibit A. Owner orally
accepted the Proposal and instructed Claimant to proceed with the work as set forth on
the Proposal.
6. The general nature of the labor and material supplied by Claimant is
described on the Proposal and Statement dated June 14, 2012, a copy of which is
attached hereto as Exhibit B. The labor and materials involved the installation of drain ~~

piping from buildings to a catch basin and the performance of paving in the disturbed
area behind the buildings in conjunction with the construction of a four unit
townhouse/condominium and garages known as 9, 10, 11, and 12 Westover Drive,
Mechanicsburg, PA 17055.
7. The prices charged for the labor and material are as stated on the
Statement attached as Exhibit B, and total $12,552.20. Owner has paid $3,000, leaving
a balance due of $9,552.20.
8. The real property subject to the lien is situated in Hampden Township,
Cumberland County, Pennsylvania, known as 10, 11 and 12 Westover Drive,
Mechanicsburg, Pennsylvania, as shown on a plan of lots entitled The Village of
Westover (East Section) Phases V and VI, as recorded in Cumberland County,
Pennsylvania Plan Book 60, page 74. A copy of said Plan is attached and made a part
hereof as Exhibit C. A copy of an aerial photograph of the real property as depicted on
the Property Mapper software for Cumberland County is attached as Exhibit D. The
real property is designated as PIN 10-19-1604-152.

WHEREFORE, Claimant Arney Bros., Inc., claims to have a lien upon 10, 11 and
12 Westover Drive, Mechanicsburg, PA 17055 in the total sum of $9,552.20.

The price to dig backfill and install the pipe is 81,538.50
The area lob x 26 will be primped, cotnpscted, covered wilt 4's and 2A modified stone, or just 3A Modified stone depending
on the condirion when we get there. The emire area will be covered with 3 inches of Binder blacktop. The 3 or 4 units on the othe
side will be patched in.
The price to prep, stone, and install the blacktop is $10,619.95
