WHEREAS, Brittany J. Klass is about to execute contemporaneously herewith, a contract, with
Classic Communities Corporation of 2151 Linglestown Road, Suite 300, Harrisburg, PA 17110,
for the erection of a building upon premises commonly known as 27 Hamlet Circle,
Mechanicsburg, PA 17050, as set forth in the Deed dated ,recorded as Instrument
No in the Recorder's Office for Cumberland County.
NOW, at the time of and immediately before the execution of the principal contract, and before
any authority has been given by the said Owner to the said Contractor to commence work on
the said building, or purchase materials for the same in consideration of the making of said
contract with Contractor and the future consideration of One Dollar ($1.00), to contractor paid
by owner, it is agreed that no lien shall be filed against the building by the Contractor, or any
subcontractor, nor by any of the materialmen or workmen or any other person for any labor, or
materials purchased, or extra labor or materials purchased for the erection of said building, the
right to file such liens being expressly waived.
WITNESS, our hands and seals the day and year aforesaid.

EXHIBIT "A"
ALL THAT CERTAIN tract of land situate in Silver Spring Township,
Cumberland County, Pennsylvania, being Lot No. 20, as shown on a plan entitled,
"Hamlet Square, Final Subdivision Plan, Lot Dimensional Plan, Lot Dimensional
Plan North," dated June 16, 2006, by Penn Terra Engineering, Inc., State College,
PA, being bounded and described as follows, to wit:
BEGINNING at an iron pin, being a northerly corner of Lot. No. 21 and lying in
an easterly R/W line of Hamlet Circle (50' R/W); thence along said R/W along a
curve to the left, having a chord bearing of N 20° 21' 34" E, a chord distance of
53.1 l feet, a radius of 175.00 feet, and an arc length of 53.32 feet to an iron pin
lying along said R/W and being a southerly corner of Lot No. 19; thence along said
lot S 78° 22' 09" E, 122.50 feet to an iron pin being an easterly corner of said lot
and lying in a westerly line of lands owned now or formerly by Wayne R. Conrad,
Trustee (Tax Parce138-20-565-3; DB 215, Pg 1066); thence along said lands S 10°
47' 36" E 116.30 feet to an iron pin lying along said lands and being a northerly
corner of Lot No. OS3; thence along Lot No. OS3 and Lot No. 21 N 60° 54' 44" W
183.37 feet to an iron pin, being the place of BEGINNING.
