ALL THAT CERTAIN tract or parcel of land situated in Monroe
Township, Cumberland County, Pennsylvania, being Lot 95 as
described on a plan titled "Final Subdivision Plan for Lots 95-98,
Trindle Station, Section 1, Ph II," dated November 19th, 2009, last
revised April 1'_4th, 2010 by Alpha Consulting Engineers, Inc. and
recorded in Cumberland County Courthouse, Instrument Number
201014380, more particularly described as follows:
BEGINNICNG at a point at the intersection of the eastern right of way
of Tamanini VVay and southern right of way of Street B, said point
being South 85 degrees 49 minutes 27 seconds East a distance of 56.(12
feet from an iron pin at Lots 14 and 15 and along the western right of
way of Tamanini Way; thence along the southern right of way of
Street B by a curve to the right with a radius of 23.00 feet, an arc
length of 32.03 feet, with a chord bearing of North 70 degrees 52
minutes 50 seconds East, a chord distance of 29.50 feet to a point;
thence along the same South 69 degrees 13 minutes 30 seconds East a
distance of 42.46 feet to a point at lands now or formerly of Trindle
Station LLC; thence along lands now or formerly of 'Trindle Station
LLC the following three (3) courses and distances:
(1) By a curve to the right with a radius of 175.00 feet, an arc length
of 31.19 feet.,

a chord distance of 31.15 feet to a point, (2) South 59 degrees 00

point at Lot 96; thence along Lot 96 North 59 degrees 00 minutes 50
seconds West a distance of 120.00 feet to a point at the eastern right of
way o1' Tamanini Way; thence along the eastern right of way to
Tamanini. Way North 30 degrees 59 minutes 10 seconds East a
distance of 78.03 feet to a point, being the Place of BEGINNING.
CONTAINING 12,713 Square Feet (0.29 Acre).
BEING part of the same premises which Trindle Station, LLC by deed dated
5/27/10 and recorded 6/2/10 to Instrument #201014382 granted and conveyed
unto Trindle Station, LLC.
