STIPULATION AGAINST LIENS
WHEREAS, Eugene D. Stokes and Wendy M. Stokes, (Owner), have executed a contract with
Matthew Ludt Construction (Contractor), for the execution ,of home improvements situate at 110
Yates Street, Mount Holly Springs, Cumberland County, Pennsylvania more particularly
bounded and described on the attached Exhibit "A".
NOW, at the time of and immediately before any authority has been given by the said Owners to
the said Contractor to commence work on the said building or purchase materials for the same, in
consideration of One Dollar ($1.00), to be paid to the Contractor, it is agreed that no lien shall be
filed against the building by the Contractor, or any Subcontractor, nor by any of the materialmen
or workmen or any person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said improvements, the right to file such liens being expressly
waived.

Inc. and dated April 16, 1976, as follows:
ALL THAT CERTAIN lot or piece of ground situate in the
Borough of Mount Holly Springs, County of Cumberland and
State of Pennsylvania bounded and described as follows:
BEGINNING at a point on the West side of Baltimore Avenue
(Rt. 34) said point being at the dividing line of lands now
or formerly of Josephyne V. Gerhardt and lands now or formerly
of Kenneth A. Shaeffer, thence along said dividing line
North 28 degrees 03 minutes 00 seconds West 77.95 feet to a
point; thence continuing along said dividing line North 54
degrees 01 minutes 43 seconds West 203.73 feet to a point;

line which is 25 feet distant from a line of the Reading
Railroad a distance of 103.00 feet to a point; thence South

and Viki L. Shatto a distance of 144.00 feet to a point;

West side of Baltimmrc Avenue; thence continuing along the
West side of Baltimore Kvenue South 27 degrees ll minutes 07
seconds West 85.40 feet to a point and place of BEGINNING.
BEING the same premises which Steven D. Snyder and Robin M. Snyder, husband and wife by Deed dated
06/13/84 and recorded 06/14/84 in the Office of the Recorder of Deeds in ~nd for Cumberland County,
Pennsylvania, in Record Book 30~S Pa. ge 875 grantee and conveyed unto Eugene D. Stokes.
