William H. Euker, Jr. and Robyn R. Euker, of Mechanicsburg, Pennsylvania,
hereinafter individually and collectively called "Owner", have executed, or are about to
execute contemporaneously herewith, a contract with Roland Builder, Inc., a Pennsylvania
corporation, hereinafter called "Contractor", for the construction of a single family residence
upon land of Owner situate in Monroe Township, Cumberland County, Pennsylvania, known
as Lot 6, on the Final Subdivision Plan for Ronald Sanderson, being more particularly
bounded and described on Exhibit "A", attached hereto and made part hereof.
NOW, January 12013, before any authority has been given by the said Owner to
the said Contractor to commence work on the said improvements or purchase materials for
the same, in consideration of the making of the said contract with Owner and the further
consideration of One Dollar ($1.00), to Contractor paid by Owner, it is agreed that no lien
shall be filed against said single family residence or the property by the Contractor, or any
sub-contractor, nor by any of the material men or workmen or any other person for any labor,
or materials purchased, or extra labor or materials purchased for the construction of said
single family residence, the right to file such liens being expressly waived.

LEGAL DESCRIPTION OF PROPERTY
ALL THAT CERTAIN strip of land comprising Lot 6, being located north of Brandt Road
(T-557), in Monroe Township, Cumberland County, Pennsylvania and being known as Lot 6 as
shown on a Subdivision and Site Plan for Ronald and Karen Sanderson, (Final Subdivision
Plan) sheet 6 of 14, dated April 17, 2006 and last revised on October 11, 2006, Project No.
3650.001, prepared by Herbert, Rowland & Grubic, Inc.; said Sanderson Drive being more fully
bounded and described as follows:
BEGINNING at a point in the western right-of-way line of Sanderson Drive, (50 feet
wide), said point being the northeastern property comer of Lot 5 of the Sanderson Subdivision;
THENCE along the northern property line of Lot 5, south 87 degrees 36 minutes 17 seconds
west, a distance of 419.66 feet to a point, said point being in line with the eastem property line
of the lands of, now or formerly, Paul M. and Gladys M. Simmons; THENCE continuing along
the eastern property line of said lands, north 03 degrees 54 minutes 41 seconds west, a
distance of 179.10 feet to a point, said point being the southwestem property corner of the lands
of, nor or formerly, Keith M. and Eileen M. Olin; THENCE continuing along the southern
property line of said lands, north 83 degrees 17 minutes 45 seconds east, a distance of 432.80
feet to a point in the western right-of-way line of Sanderson Drive; THENCE continuing along
the western right-of-way line of Sanderson Drive, the following four (4) courses and distances:
(1) South 00 degrees 27 minutes 10 seconds east, a distance of 4.26 feet to a point; (2) In a line
curving to the left, in a southwestem direction, having a radius of 50.00 feet, an arc distance of
96.33 feet, the chord of said arc being south 04 degrees 21 minutes 24 seconds west, a
distance of 82.11 feet to a point; (3) In a line curving to the right, in a southwastem direction,
having a radius of 19.00 feet, an arc distance of 16.71 feet, the chord of said arc being south 25

27 minutes10 seconds east a distance of 110.96 feet to a point, the place of BEGINNING.
