STIPULATION AGAINST LIENS
WHEREAS, Jill E. Gilbert, of Pennsylvania, is about to execute contemporaneously
herewith, a contract with Michael Manning and Associates, a Pennsylvania General Partnership of
Cumberland County, Pennsylvania, for the erection of a dwelling upon a lot of land situate as
follows:
ALL THAT CERTAIN piece or parcel of land situate in the Township of East
Pennsboro, Cumberland County, Commonwealth of Pennsylvania, being more fully described as
follows:
BEGINNING at a point said point being located on the dedicated right-of-way line
of Golfview Drive at the dividing line of Lot No. 82 and Lot No. 83; thence by the same and beyond
by Lot No. 283A, South 23 degrees 14 minutes 13 seconds East, a distance of 301.23 feet to a point
on the dividing line of Lot No. 283A and Lot No. 83; thence by the same South 10 degrees 32
minutes 02 seconds East, a distance of 40.69 feet to a point on the dividing line of Lot No. 282,
Laurel Hills, Plan Book 31, Page 27 and Lot No. 83; thence by the same and beyond by Lot No. 281,
Laurel Hills, Plan Book 31, Page 27, South 79 degrees 27 minutes 58 seconds West, a distance of
151.90 feet to a point on the dividing line of Lot No. 84 and Lot No. 83; thence by the same the
following (2) courses and distances: 1) North 22 degrees 07 minutes 57 seconds West, a distance
of 202.06 feet to a point; 2) North 05 degrees 24 minutes 40 seconds East, a distance of 144.62 feet
to a point on the dedicated right-of-way line of Golfview Drive; thence by the same by a curve to the
lett, having a radius of 175.00 feet, an arc distance of 87.50 feet to a point, the place of
BEGINNING.
BEING Lot No. 83 as shown on Final Subdivision Plan of Hickory Ridge, Phase 1II -
Revised, recorded in Plan Book 88, Page 88.
CONTAINING 47,780.7 square feet.
UNDER AND SUBJECT to all easements of record.
NOW, the~n].., ~ day of October, 2004, at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Jill E.
Gilbert, to the said Michael Manning and Associates, a Pennsylvania General Partnership to
commence work on the said building, or purchase materials for the same in consideration of the
making of the said contract with Michael Manning and Associates, a Pennsylvania General
Partnership and the further consideration of One Dollar, to Michael Manning and Associates, a
Pennsylvania General Partnership paid by Jill E. Gilbert, it is agreed that no lien shall be filed against
the building by the contractor, or any sub-contractor, nor by any of the material men or workmen or
any other person for any labor, or materials purchased, or extra labor or materials purchased for the
erection of said building, the right to file such liens being expressly waived.
