THIS DEED, made the

BETWEEN MANUFACTURERS AND TRADERS TRUST COMPANY, a New York
banking corporation, a successor by merger to Financial Trust Company, with its principal
offices at One M&T Plaza, Buffalo, New York 14203, hereinafter the "Grantor",
AND
AMERICHOICE FEDERAL CREDIT UNION, a federal credit union, with its principal
offices at 20 Sporting Green Drive, Mechanicsburg, Pennsylvania 17050, hereinafter the
"Grantee".
WITNESSETH, That Grantor, for and in consideration of the sum of Three
Hundred Thirty-five Thousand Five Hundred Dollars ($335,500.00) lawful money of the
United States of America, well and truly paid by the Grantee to the Grantor, at and before
the sealing and delivery of these presents, the receipt whereof is hereby acknowledged,
has granted, bargained, sold, aliened, enfeoffed, released, conveyed and confirmed, and
by these presents does grant, bargain, sell, alien, enfeoff, release, convey and confirm
unto the Grantee, its successors and assigns:
All that certain lot or piece of ground situate in the Township of Lower Allen,
County of Cumberland and Commonwealth of Pennsylvania, bounded and described as
follows:
ALL THAT CERTAIN lot or piece of ground situate at the intersection of the
Western side of South 18th Street (State Highway Legislative Route 21023) with
the Northern side of Kent Drive, in the Township of Lower Allen, County of
Cumberland, Commonwealth of Pennsylvania, being lots Nos. I and 2 in Block "A"
as shown on the plan of "Highland Estates Development" Plan No. 4, recorded in
Plan Book 4, page 79, Cumberland County records, bounded and described
according to a survey made by D.P. Raffensperger, R.S., dated October 9, 1956,
as follows:
BEGINNING at a pipe at the intersection of the Western side of
said South 18th Street with the Northern side of said Kent Drive; thence
along the Northern side of said Kent Drive South 77 degrees 01 minute
West 120 feet to a point in line of Lot No. 3, Block A of said Plan; thence
along the same North 12 degrees 59 minutes West 120 feet to a point;
thence North 77 degrees 01 minute East 120 feet to a pipe on the
Western side of said South 18th Street; thence along the same South 12
degrees 59 minutes East 120 feet to a pipe, the place of BEGINNING.
BEING the same premises which FTC Liquidating Bank, formerly
known as Financial Trust Company, and also known as Farmers Trust
Company, by Deed dated December 30, 1998, and recorded in the Office
of the Recorder of Deeds in and for Cumberland County, Pennsylvania, in
Deed Book 198, Page 397, granted and conveyed unto Financial Trust
Company, formerly known as Chambersburg Trust Company. Financial
Trust Company thereafter merged on December 31, 1998, with Keystone
National Bank, Mid-State Bank and Trust Company, Northern Central
Bank and American Trust Bank, N.A. to form Pennsylvania National Bank
and Trust Company. On December 31, 1998, Pennsylvania National
Bank and Trust Company acquired the assets and assumed the liabilities
of Keystone Bank, N.A., which was liquidated, and upon the merger
changed its name to Keystone Financial Bank, N.A. On August 21, 2000,
Keystone Financial Bank, N.A. was merged into Manufacturers and
Traders Trust Company.
UNDER AND SUBJECT, nevertheless, to all easements, restrictions,
encumbrances and other matters of record or that a physical inspection or
survey of the premises would reveal.
TOGETHER with all and singular the ways, waters, water-courses, rights, liberties,
privileges, hereditaments and appurtenances whatsoever thereunto belonging, or in
anywise appertaining, and the reversions and remainders, rents, issues and profits
thereof; AND ALSO all the of the estate, right, title, interest, property, claim, and demand
whatsoever, both in law and equity, of the Grantor, in and to the same, and every part
thereof.
TO HAVE AND TO HOLD the said parcel of land, with all and singular the
premises herein described together with the appurtenances, unto the Grantee, its
successors and assigns, to and for the only proper use and behoof of Grantee, its
successors and assigns forever.
AND the said Grantor hereby covenants and agrees to warrant specially, the
property herein conveyed.
