NOW COMES the Borough of Mechanicsburg Cumberland County,,
Pennsylvania, by its attorney Lisa Marie Coyne, Esquire, and files the wit hi e m�
for charges assessed with respect to sewer and /or refuse rates against above
named owner or owners and against the hereinafter described real estate as
follows:
STATEMENT OF CLAIM
1. This claim is filed by the Borough of Mechanicsburg, a borough
organized and existing in accordance with the laws of the
Commonwealth of Pennsylvania.
2. The owner or reputed owner of the property, or party or parties
responsible or liable, for which this claim is filed is the Defendant(s).
3. The authority under which the sewer and /or refuse rates were changed
and assessed is the Act of July 18, 1935, P.L. 1286, Section 1, 53 P.S. §
2231, as amended.
4. Plaintiff has made demands for payment for services; however,
Defendant(s) have not made payments for the services provided.
5. The authority under which this claim is filed is the Act of May 16, 1923
P.L. 207, Section 9, e seq ., 53P.S. §7143, as amended. aa

6. A description of the property against which this claim is filed is:

7. This claim has not been the subject of any previous claim and judgment
in the Court of Common Pleas of Cumberland County for sewer and /or
refuse charges.
8. The total amount of the charges for which this claim is filed is
seven hundred three dollars and twenty cents ($703.20), plus costs and
reasonable attorney's fees.
9. The time period for which these charges are filed is January 1, 2012 to
March 31, 2013 on Sewer and Refuse Account 4730 -0.
WHEREFORE, Claimant requests that a Municipal Lien be entered in its
favor and against the Defendant in the amount of seven hundred three dollars
and twenty cents ($703.20), plus cost and reasonable attorney's fees.

BETWEEN, Jeffrey L. Bathgate and Cathy D. Bathgate, his wife, hereinafter designated as the
Grantors,
AND
Matthew D. Mueller and Stacey L. Mueller, husband and wife, hereinafter
designated as the Grantees.
WITNESSETH, that the Grantors for and in consideration of One Hundred Eighty -Six Thousand
Dollars (S 186,000.00), lawful money of the United States of America, to the Grantors in hand well and truly
paid by the Grantees, at or before the sealing and delivery of these presents, the receipt whereof is hereby
acknowledged and the Grantors being therewith fully satisfied, do by these presents grant, bargain, sell and
convey unto the Grantees forever.
ALL THAT CERTAIN lot of ground, situate in the Borough of Mechanicsburg, Cumberland
County, Pennsylvania, hereinafter more particularly bounded and described as follows, to wit:
BEGINNING at a point on the Northern side of Schoolside Drive, which point is at the dividing line
between Lots Nos. 1 and 2 on the hereinafter mentioned plan of Lots; thence along same, North 00 degrees
21 minutes East, 92.78 feet to a point, at the line dividing Lots Nos. 1, 2 and 3 on the aforesaid Plan; thence

North 77 degrees 27 minutes East, 81.51 feet, to a point on the Western line of Edgewood Drive; thence
South 12 degrees 33 minutes East, 92.53 feet to a point; thence by an arc curving to the right, having a radius
of 17 feet, an arc distance of 30.53 feet to a point on the Schoolside Drive; thence along same, North 89
degrees 39 minutes West, 83.54 feet to a point and place of BEGINNING.
BEING Lot No. 2, Block K, on Plan of Wynnewood Park, as recorded in the Cumberland County
Recorder of Deed's Office in Plan Book 26, page 66.
HAVING THEREON ERECTED a dwelling known and numbered as 16 West Schoolside Drive,
Mechanicsburg, Pennsylvania.
BEING THE SAME PREMISES which David T. Watkins and Patricia M. Watkins, his wife, by
Deed dated April 24,1987 and recorded April 29,1987 in the Cumberland County Recorder of Deeds Office
in Deed Book Q, Vol. 32, page 9, granted and conveyed to Jeffrey L. Bathgate and Cathy D. Bathgate, his
wife, the Grantors herein.
BEING A TRANSFER FROM FATHER TO DAUGHTER, IT IS THEREFORE EXEMPT
FROM PENNSYLVANIA TRANSFER TAX.
UNDER AND SUBJECT, NEVERTHELESS, to all easements, restrictions, encumbrances and
other matters of record or that which a physical inspection or survey of the premises would reveal.
ALSO UNDER AND SUBJECT to a 25 feet building set back line.
TOGETHER with all and singular the buildings, improvements, ways, woods, waters, watercourses,
rights, liberties, privileges, hereditaments and appurtenances to the same belonging or in anywise
appertaining; and the reversion and reversions, remainder and remainders, rents, issues and profits thereof,
and of every part and parcel thereof; AND ALSO all the estate, right, title, interest, use, possession,
property, claim and demand whatsoever of the Grantors both in law and in equity, of, in and to the premises
herein described and every part and parcel thereof with the appurtenances. TO HAVE AND TO HOLD
all and singular the premises herein described together with the hereditaments and appurtenances unto the
Grantees and to the Grantees' proper use and benefit forever.
AND the Grantors covenant that, except as may be herein set forth, they do and will forever
specially warrant and defend the lands and premises, hereditaments and appurtenances hereby conveyed,
against the Grantors and all other persons lawfully claiming the same or to claim the same or any part
thereof, by, from or under it, them or any of them.
In all references herein to any parties, persons, entities or corporations, the use of any particular
gender or plural or singular number is intended to include the appropriate gender or number as the text of
the within instrument may require.
Wherever in this instrument any party shall be designated or referred to by name or general reference,
such designation is intended to and shall have the same effect as if the words "heirs, executors

administrators, personal or legal representatives, successors and assigns" had been inserted after each and
