NOW COMES the Borough of Mechanicsburg Cumberland County, o
Pennsylvania, by its attorney Lisa Marie Coyne, Esquire, and files the within c in ,;
for charges assessed with respect to sewer and /or refuse rates against above
named owner or owners and against the hereinafter described real estate as
follows:
STATEMENT OF CLAIM
1. This claim is filed by the Borough of Mechanicsburg, a borough
organized and existing in accordance with the laws of the
Commonwealth of Pennsylvania.
2. The owner or reputed owner of the property, or party or parties
responsible or liable, for which this claim is filed is the Defendant(s).
3. The authority under which the sewer and /or refuse rates were changed
and assessed is the Act of July 18, 1935, P.L. 1286, Section 1, 53 P.S. §
2231, as amended.
4. Plaintiff has made demands for payment for services; however,
Defendant(s) have not made payments for the services provided.
5. The authority under which this claim is filed is the Act of May 16, 1923
P.L. 207, Section 9, e t seq ., 53P.S. §7143, as amended.

6. A description of the property against which this claim is filed is:

TAX PARCEL NUMBER 18 -22- 0519- 001.0 -K887
7. This claim has not been the subject of any previous claim and judgment
in the Court of Common Pleas of Cumberland County for sewer and /or
refuse charges.
8. The total amount of the charges for which this claim is filed is four
hundred sixty seven dollars and fifty cents ($467.50), plus costs and
reasonable attorney's fees.
9. The time period for which these charges are filed is January 1, 2012 to
March 31, 2013 on Sewer Account 7332 -0.
WHEREFORE, Claimant requests that a Municipal Lien be entered in its
favor and against the Defendant in the amount of four hundred sixty seven dollars
and fifty cents ($467.5), plus cost and reasonable attorney's fees.

THIS INDENTURE, made on this �(O aay of MH , 2006, by and
between Tan N. Ho and Lien K. Nguyen, husband and wife, the "Grantor" herein (such term
to include the plural and be deemed to mean "Grantors ");

Andree A. Felix, single woman, the "Grantee" herein (such term to include the plural and be
deemed to mean "Grantees ");
WITNESSETH, that the Grantors, for and in consideration of the sum of One Hundred
Two Thousand and 00/100 (5102,000.00), lawful money of the United States of America,
unto the Grantors well and truly paid and delivered by the Grantees at and before the sealing ,
and delivery of these presents, the receipt whereof the Grf mtors does hereby acknowledge, has
granted, bargained, sold, released and confirmed, and by these presents does grant, bargain,
sell, alien, enfeoff, release, convey and confirm unto the Grantees, the heirs and assigns of the
Grantees,
ALL THAT CERTAIN unit in the property known, named and identified in the
Declaration referenced to below as "Walnut Villas Condominium" located in the Borough of
Mechanicsburg, County of Cumberland, Commonwealth of Pennsylvania, which has heretofore
been submitted to the provisions of the Pennsylvania Uniform Condominium Act, 69 Pa. Cons.
Stat. Ann. Section 3101 et seq. (Pardon Supp. 1985), by the recording in the Office of the
Recorder of Deeds of Cumberland County, Pennsylvania, of a Declaration of Condominium
dated July 30, 1985, and recorded on August 14, 1985, in Miscellaneous Book Vol. 308, Page
147, which Declaration has been amended by a First Amendment to Declaration of
Condominium dated December 31, 1985, and recorded on December 31, 1985, in the aforesaid
Office at Miscellaneous Book 313, Page 133, being designated in such Declaration, as amended
by such First Amendment, as Unit No. 887 as more fully described in such Declaration, as
amended by such First Amendment, together with a proportionate undivided interest in the
Common Elements of such Condominium as set forth in such Declaration as amended by the
First Amendment and any further amendments thereto hereafter recorded in the aforesaid office.
UNDER AND SUBJECT to any and all covenants, conditions, restrictions, rights of
way, easements and agreements of record, including (but not limited to) those contained in the
instruments recorded in the aforesaid Office in Miscellaneous Book Vol. 304, Page 227
Miscellaneous Book Vol. 304, page 566.
BEING the same premises which, Trung Nguyen and Danielle Tran, husband and wife,
by deed dated October 17, 2003 and recorded on October 22, 2003 in the Cumberland County
Recorder of Deeds office in Record Book 259, page 4984, granted and conveyed unto Tan
N. Ho and Lien K. Nguyen, husband and wife, Grantors herein.

UNDER AND SUBJECT to Acts of Assembly, county and municipal ordinances,
rights of public utility and public service companies, existing restrictions and easements,
visible or of record, to the extent that any persons or entities have acquired legal rights
thereto.
TOGETHER with, all and singular, the buildings and structures thereon, and the
improvements, ways, streets, alleys, passages, waters, water - courses, rights, liberties,
privileges, hereditaments and appurtenances, whatsoever unto the hereby granted premises
belonging, or in any wise appertaining, and the reversions, remainders, rents, issues and
profits thereof; and all of the estate, right, title, interest, property, claim and demand
whatsoever of the Grantor, at law and in equity, of, in and to the same.
TO HAVE AND TO HOLD the said land and real estate, and the heraUtaments
and premises hereby granted, or mentioned and intended so to be, with the appurtenances,
unto the Grantees, the heirs and assigns of the Grantees, to and for the only proper use and
behoof of the Grantees, the heirs and assigns of the Grantees, forever, under and subject,
nevertheless, as aforesaid.
AND the Grantor, for the Grantors and the heirs, executors and administrators of
the Grantors, by these presents, does covenant, promise and agree to and with the Grantees,
the heirs and assigns of the Grantees, that the Grantors and the heirs of the Grantors, all and
singular the hereditamenis and premises hereby granted or mentioned and intended so to be,
with the appurtenances, unto the Grantees and the heirs and assigns of the Grantees, against
the Grantors and the heirs of the Grantosr, and against all and every person and persons
whomsoever lawfully claiming or to claim the same or any part thereof, by, from or under it,
him, her, them, or any of them, shall and will, under and subject as aforesaid, warrant and
forever defend.
