MUNICIPAL LIEN FOR SEWER /WATER RATES
NOW COMES the Borough of Mechanicsburg Cumberland County,
Pennsylvania, by its attorney Lisa Marie Coyne, Esquire, and files the within claim
for charges assessed with respect to sewer and /or refuse rates against above
named owner or owners and against the hereinafter described real estate as
follows:
STATEMENT OF CLAIM
1. This claim is filed by the Borough of Mechanicsburg, a borough organized
and existing in accordance with the laws of the Commonwealth of
Pennsylvania.
2. The owner or reputed owner of the property, or party or parties
responsible or liable, for which this claim is filed is the Defendant(s).
3. The authority under which the sewer and /or refuse rates were changed
and assessed is the Act of July 18, 1935, P.L. 1286, Section 1, 53 P.S. § 2231,
as amended.
4. Plaintiff has made demands for payment for services; however,
Defendants) have not made payments for the services provided.
S. The authority under which this claim is filed is the Act of May 16, 1923
P.L. 207, Section 9, et se g., 53P.S. §7143, as amended.

6. A description of the property against which this claim is filed is:

7. This claim has not been the subject of any previous claim and judgment
in the Court of Common Pleas of Cumberland County for sewer and /or
refuse charges.
B. The total amount of the charges for which this claim is filed is
six hundred seventeen dollars and five cents ($617.05), plus costs and
reasonable attorney's fees.
9. The time period for which these charges are filed is April 1, 2012 to March 31,
2013 on Sewer and Refuse Account 4491 -0.
WHEREFORE, Claimant requests that a Municipal Lien be entered in its
favor and against the Defendant in the amount of six hundred seventeen dollars
and five cents ($617.05), plus cost and reasonable attorney's fees.

WITNESSETH: that the Grantors, for and in consideration of the sum of ONE AND
NO /100 ($1.00) DOLLAR, in hand paid, the receipt of which is hereby acknowledged,
do grant and convey to the Grantee, his heirs and assigns:
ALL THAT CERTAIN piece or parcel of land situate in the Borough of Mechanicsburg,
County of Cumberland, State of Pennsylvania, more particularly bounded and described
as follows, to wit:
BEGINNING at a point on the north side of Mitchell Drive which point is at the division
line of Lots Nos. 22 and 23 on the hereinafter mentioned plan of lots; thence North 7
degrees 13 minutes 30 seconds West along said division line a distance of one hundred
and ten (110) feet to a point at the division lines of Lots Nos. 6 and 22; thence North 82
degrees 46 minutes 30 seconds East along said division line and beyond a distance of
seventy (70) feet to a point at the division line of Lots Nos. 21 and 22; thence South 7
degrees 13 minutes 30 seconds East along said division line for a distance of one hundred
and ten (I 10) feet to a point on the northern side of Mitchell Drive; thence South 82
degrees 46 minutes 30 seconds West along aforementioned Mitchell Drive a distance of
seventy (70) feet to a point, the place of BEGINNING.
IT BEING Lot No. 22 on Section No. 1 of Valley Stream Estates, which plan is recorded
in and for the County of Cumberland in Plan Book 13, page 6.
HAVING THEREON ERECTED a single dwelling known and numbered as 1214
Mitchell Drive, Mechanicsburg, PA. l

UNDER AND SUBJECT to all conditions, restrictions and easements of record.
BEING the same premises which Robert Lester Fry and Kathryn E. Fry, husband and
wife, by their deed dated June 15, 2007 and recorded in the Cumberland County Recorder
of Deeds Office in Record Book 280, page 2715, granted and conveyed unto John K.
McKown and Rhonda D. McKown.
THE WITHIN TRANSFER is a conveyance from husband and wife to husband and is
therefore tax exempt under the Realty Transfer Tax Act, as amended.
AND the said Grantors will SPECIALLY WARRANT AND FOREVER DEFEND the
property hereby conveyed.
