AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Sprin
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against Jacob D. McDermott and Erin M. McDermott, of
which Jacob D. McDermott and Erin M. McDermott currently owns the property located at 1279
Boiling Springs Road, Mechanicsburg, Pennsylvania 17055. Jacob D. McDermott and Erin M.
McDermott are the owners of all that certain lot of ground, including any improvements thereon,
being more fully described as follows:
ALL THAT CERTAIN tract or parcel of land and premises, situate,
lying and being in the Village of Churchtown, Township of Monroe, County of
Cumberland, and Commonwealth of Pennsylvania, more particularly described as
follows:
BOUNDED on the North by the road leading from Boiling Springs to
Trindle Road; on the East by an alley; on the South by an alley; on the West by
land formerly of Sarah E. Landis, now or formerly of Hulda Greegor. Fronting on
said road fifty -five and one -half (55 ' /z) feet; and in depth to said alley on the
South, one hundred fifty -two (152) feet and on said alley having a width of fifty
and one -half (50 %) feet.
BEING THE SAME PREMISES which Culver W. Dunkleberger and
Alta Grace Dunkleberger, husband and wife, husband and wife, by Deed dated
August 20, 2004, and recorded August 26, 2004, in the Recorder of Deeds Office
in and for Cumberland County, Pennsylvania, in Book 264, Page 4409, granted
and conveyed unto Jacob D. McDermott and Erin M. McDermott, husband and
wife.

Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
,be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township
Municipal Authority for sewerage dues treated from January 1, 2013, through March 31, 2013,
which services total is in the amount of five hundred eighty -seven and 00 /100 ($587.00) dollars,
which sum was duly assessed against, and the real property described herein from the date .of
said billing statements as attached hereto, and for which sum, with interest in the amount of ten
(10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is.
claimed against the above - described real property and premises in accordance with the Act of
May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims
and Tax Liens).

Dear Mr. McDermott:
I am contacting you on behalf of Monroe Township relative to your sewer
account #1038 for real estate owned by you, same being known and numbered as 1279
Boiling Springs Road, Boiling Springs, PA. This account is delinquent. As of the last
billing notice, same being dated February 15, 2013, the delinquency is in the amount of
$616.00. The purpose of this letter is to give you the following three options regarding
your past due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a
minimum of $100.00 per month on account of the arrears and
required to keep up with all quarterly charges billed thereafter. The
Agreement must be finalized within ten (10) days of the date of this
letter;
C. The lien /sheriff's sale process will immediately commence if there
is no communication from the owner to set up and complete either
option A or B within ten (10) days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten
(10) days of date of this letter.
