STIPULATION AGAINST LIENS
WHEREAS, Michael W. Rovito and Debra K. Rovito, by Michael W. Rovito, her
attorney -in -fact of Pennsylvania, is about to execute contemporaneously herewith, a contract with
Classic Communities Corporation, a Pennsylvania Corporation of Dauphin County, Pennsylvania,
for the erection of a dwelling upon a lot of land situate as follows:
ALL THAT CERTAIN tract or parcel of land being situated in Silver Spring
Township, Cumberland County, Pennsylvania, more particularly bounded and described as follows:
BEGINNING at a point located on the western right -of -way line of Balfour Drive
(50 -foot right-of-way) at the southeast corner of Lot 82 on the hereinafter referenced plan; thence
along the southern line of Lot 82, South 87 degrees 39 minutes 14 seconds West, a distance of
288.90 feet to a point along the Conodoguinet Creek; thence along said creek, South 01 degree 35
minutes 43 seconds East, a distance of 96.09 feet to a point being the northwest corner of Lot 80;
thence along the northern line of Lot 80, North 88 degrees 24 minutes 17 seconds East, a distance
of 284.59 feet to a point being the northeast comer of Lot 80 and a point along Balfour Drive; thence
along Balfour Drive, North 02 degrees 07 minutes 37 seconds East, a distance of 43.40 feet to a
point; thence continuing along the same by a curve to the left having a radius of 725.00 feet and an
arc length of 56.60 feet to a point, the point and place of BEGINNING.

BEING Lot No. 81 on the Final Subdivision Plan of Millfording Highlands, Phase
IV, recorded July 20, 2012, in the Cumberland County Recorder of Deeds Office in Instrument
Number 201221674, and CONTAINING 28,160.09 square feet or 0.6465 acres.
ALSO BEING that certain Unit, being Unit No. 81 (the "Unit "), of Millfording
Highlands, a Planned Community, which Unit is designated in the Declaration of Covenants and
Restrictions for Millfording Highlands, a Planned Community (the "Declaration ") and Declaration
Plats and Plans recorded as an exhibit thereto in the Office of the Recorder of Deeds of Cumberland
County, Pennsylvania, to Instrument Number 200730960, together with any and all amendments
thereto.
NOW, the day of June, 2013, at the time of and immediately before the
execution of the principal contract, and before any authority has been given by the said Michael W.
Rovito and Debra K. Rovito, by Michael W. Rovito, her attorney -in -fact to the said Classic
Communities Corporation, a Pennsylvania Corporation to commence work on the said building, or
purchase materials for the same in consideration of the making of the said contract with Classic
Communities Corporation, a Pennsylvania Corporation and the further consideration of One Dollar,
to Classic Communities Corporation, a Pennsylvania Corporation paid by Michael W. Rovito and
Debra K. Rovito, by Michael W. Rovito, her attorney -in -fact it is agreed that no lien shall be filed
against the building by the contractor, or any sub - contractor, nor by any of the material men or
workmen or any other person for any labor, or materials purchased, or extra labor or materials
purchased for the erection of said building, the right to file such liens being expressly waived.
