I have coliected and reviewed various data in an effort to advise you as to the most likely sales price of
the above referenced property. 1 have noted that the+/-37 acre tract of land ailows for a very limited
number of uses as a large percentage of the land is located within a recognized FEMA flood zone.
Additionatly,the proximity to an active railway will also have some negative impact on the value of the
property.

Based on my experience,it is my opinion that this property will likely appeal to users looking for
recreational land or,possibiy,an adjoining landowner who may want to control any future use of the
land. I do not feel that we could market this as any type of buiidable lot at this time.
After reviewing the best available data that I couid identify regarding comparable properties that are
either actively being marketed for sale now or that have sold within the tast few years,it is my opinion
that you wili likely be able to attract a buyer if you were to price the property somewhere between
$2,500 and$3,0�per acre. This would equate to an asking price in the range of$92,500 to say
109,900. I wouid recommend that you stay under$100,000 as an asking price as this makes the
property more marketabfe and tikely to be found on various internet searches. Maximum exposure will
be important in this marketing of this property. I would anticipate an actual sales price of somewhere in
the range of$80,000 to$90,000.

Doug,
I would suggest you ask him for that number, when Randy and I had conversations we are
only to pay the HVAC ($725) and the recent $1640 (spring cleanup) , in my opinion it is not
part of a settlement it is what I agreed to on behalf of the estate and Baranski should
concur. As far as the other numbers, there is no way I will support the estate to pay any
of those costs, if all goes well he is getting more than a fair settlement.
But we need Ed's input also,
