Jeffrey C. Zerbe, Decedent, died testate on Apri123, 2013. A true and correct copy of his Last Will and Testament dated March,5,2013,is attached hereto as Exhibit"A". Said Last Will and "Tcstament was duly probated in the Register of Wills Office of Cumberland County on May 2, 2013 with an Estate docketed to No. 2013-00514. 2. Petitioner, Susan J. Zerbe, was appointed Executrix of the F,state by the Register of Wills of Cumberland County, Commonwealth of Pennsylvania on May 2, 2013. She was not required to post bond to serve in said capacity. 3. Petitioner desires to purchase from the Estate residential real property located at 323 Bailey Street, New Cumberland, Cumberland County, Pennsylvania, for the total sum of Eighty- Seven Thousand Dollars ($87,000.00),plus costs associated with acquiring the property. 4. The said residential real property is located at 323 Bailey Street, New Cumberland, Pennsylvania 17070,being designated as Cumberland County Tax Parcel No.26-23-0543-346,with the current Deed recorded in the Recorder of Deeds Office of Cumberland County in Deed Book 191, Page 845. 5. The sole heir of the Estate of Jeffrey C. Zerbe is Eric Michael Zerbe. He is in full agreement with the proposed sale to Petitioner. Attached hereto is Exhibit"B"is an Agreement of Sale entered into by Petitioner and the sole heir Eric Michael Zerbe. 6. Petitioner believes that her proposed purchase of the real estate located at 323 Bailey Street, New Cumberland, Pennsylvania, from the Estate at a purchase price of Eighty-Seven Thousand Dollars ($87,000.00), plus costs associated with the purchase is a fair and reasonable price. WI-IF,REFORE, Petitioner requests that the Court issue a Final Decree granting leave to Petitioner to purchase the aforesaid property for the sum of Eighty-Seven Thousand Dollars ($87,000.00),plus all costs associated with the purchase and direct the Clerk of the Orphans' Court Division to execute and deliver a Deed to the said real estate described herein to Petitioner.
