Uniform Residential Appraisal Report F;,#
This report torm is designed to repod an appraisal of a one-unR pmperty or a one-unit property with an accessory unit;
inclutling a unit in a planned unit development (PUD). This report form is not designed to report an appraisal of a
manufactured home or a unit in a condominium or cooperative project.
This appraisal report is su6jecl to the foilowing scope of work, intendetl use, intended user, definition ot market value,
statement of assumptions and limiting conditions, and certifications. Modifications, additions, or deletians to the intended
use, intended user, tlefinition of market value, or assumptions and limiting conditions are not permitted. The appraiser may
expand the scope of work to include any aAditional research or analysis necessary based on the complexity ot this appraisai
assignment. Modifications or deletions to the certifications are also not permitted. However, additional certifications that do
not constitute material alterations to this appraisal report, such as those requiretl by law or those related to the appraiser's
continuing education or membership in an appraisal organization, are permitted.
SCOPE Of WORK: The scope of work for this appraisal is defined by the complexity of this appraisal assignment and lhe
reporting requirements of this appraisal report form, including the following definition of market value, statement af
assumptions and limiting condi6ons, and certificatlons. The appraiser must, at a minimum: (1) pertorm a complete visual
inspection of the interior and eMenor areas of the subject pmperty, (2) inspect the neighborhood, (3) inspect each of the
comparable sales from at least the street, (4) reseamh, verify, and analyze data fmm relia6le pu6lic and/or private sources,
and (5) report his or her analysis, opinions, and conclusions in this appraisal report.
INTENDED USE: The intended use af this appraisai report is for the lendedclient to evaluate the property that is the
subject of this appraisal for a mortgage finance lransacfion.
INTENDED USER: The intended user of this appraisat report is the lendedclient.
DEFINITION OF MARKET VALUE: The most probable price which a property should 6ring in a competitive and open
market under all conditions requisite to a fair sale, the buyer and seller, each acting prudently, knowledgeahry and assuming
the pnce is noi aRected by undue stimuWS. Implicit in this detinition is the consummation of a sale as of a specified date and
the passing of title fmm seller to buyer under conditions whereby: (1) buyer and seller are typically motivated; (2) 6oth
parties are weil informed or well advised, and each acting in what he or she considers his or her own best interest; (3) a
reasona6le time is allowed for exposure in the open market; (4) payment is made in terms of cash in U. S. dollars or in terms
of financial arrangements comparable thereto; and (5) the pnce represents the normal cansideration for the property sold
unaftected by speciai or creative financing or sales concessions' grantetl 6y anyone associated with the sale.
*Adjustments to the comparables must he made tor special or creative financing or sales concessions. No adjustments are
necessary for those cosis which are normally paid by sellers as a result of tradition or law in a market area; these costs are
readily identifiable since the seller pays these costs in virtuaily all sales transactions. Special or creative financing
adjustments can be made to the comparable property by comparisons to financing terms offered by a third party instltutional
lender that is not already involved in the property or transaction. Any atljustment should not be calculated on a mechanical
dollar for dollar cost of the financing or concession but the dollar amount of any adjustment should approximate the markeYs
reaction to the iinancing or concessions based on the appraiser's Judgment.
STATEMENT OF ASSUMPTIONS AND LIMITING CONDITIONS: The appraiser's certification in this report is
subject to the fallawing assumptions antl limiting contlitions:
1. The appraiser will not be responsible for matters of a legal nature that atfect either the propedy 6eing appraised or the title
to it, except for intormation that he or she became aware of dunng the researoh imolved in performing this appraisaL The
appraiser assumes that the title is good antl marketable and will not rentler any opinions about the title.
2. The appraiser has provided a sketch in this appraisal report to show the approzimate dimensions of the impmvements.
The sketch is included only to assist the reatler in visualizing the property and untlerstanding the appraiser's detertnination
of iis size.
3. The appraiser has examined the available flood maps [ha[ are provided by the Federal Emergency Management Agency
(or other data saurces) and has noted in this app2isal report whether any portion of ihe subject site is located in an
itlentified Special Flood Hazard Area. Because the appraiser Is not a surveyor, he or she makes no guarantees, express or
implied, regarding this determination.
4. The appraiser wiil not give testimony or appear in court because he or she made an appraisal of the property in question,
unless specific arrangements ta do so have been made beforehand, or as otherwise required by law.
5. The appraiser has noted in this appraisal report any adverse contlitions (such as needed repairs, detenoration, the
presence of hazardous wastes, toxic substances, etc.) o6served during the inspection of the subject property or that he or
she became aware of dunng the reseamh involved in pertorming the appraisal. Unless othenvise stated in this appraisal
