AND NOW, comes Monroe Township Municipal Authority, of 1220 Boiling Springs
Road, Mechanicsburg, Pennsylvania, by and through its Solicitor, Michael J. Pykosh, Esquire,
and files the following municipal claim against Matthew Y. Schell, of which Matthew Y. Schell
owns the property located at 810 West Keller Street, Mechanicsburg, Pennsylvania 17055.
Matthew Y. Schell, is the owner of all that certain lot of ground, including any improvements
thereon, being more fully described as follows:
ALL THAT CERTAIN lot of land situate in the Township of Monore
(Silver Spring Township in prior deed), County of Cumberland and State of
Pennsylvania, bounded and described as follows:
BEGINNING at a point on the North side of West Keller Street at a
distance of three hundred fifty (350) feet measured in a westerly direction along
West Keller Street from the westerly line of Long Meadown Street; thence in a
Northerly direction along the line of Lot No. 63 on the hereinafter mentioned Plan
of Lots, one hundred forty-three (143) feet to a point on the Southerly line of a
five (5) foot alley; thence in a Westerly direction along said alley, fifty (50) feet
to a point; thence in a southerly direction along the line of Lot No. 65 on said
Plan of Lots, one hundred forty-three (143) feet to a point on the Northlery line of
West Keller Street; thence along West Keller Street in an Easterly direction, fifty
(50) feet to a point, the place of BEGINNING.
BEING Lot No. 64 on the Plan of Lots laid out by George B. Vogelsong,
known as Point Comfort, said Plan being duly recorded in the office of the
Recorder of Deeds in and for Cumberland County in Plan Book 2, Page 36.
UNDER AND SUBJECT, to easements, conditions and restrictions of
prior record pertaining to said premises.
BEING THE SAME PREMISES which Helen E. Hale, widow, by Deed
dated November 22, 2010, and recorded in the Recorder of Deeds Office in

Cumberland County, Pennsylvania, as Instrument Number 201034485, granted
and conveyed unto Matthew Y. Schell, single man.
TAX PARCEL NO. 22-24-0783-067.
Monroe Township Municipal Authority hereby files this Municipal Lien for Services and
Sewer Rates levied and assessed from through and including. Said Authority services and sewer
rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as
a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to
be collected from the owner of each improved property served or to be served by the Authority's
sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but
not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township
Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges.
Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township
Municipal Authority for sewerage dues treated from April 1, 2013, through June 30, 2013, which
services total is in the amount of six hundred ninety -six and 54/100 ($696.54) dollars, which sum
was duly assessed against, and the real property described herein from the date of said billing
statements as attached hereto, and for which sum, with interest in the amount of ten (10 %)
percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed
against the above - described real property and premises in accordance with the Act of May 16,
1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and Tax
Liens).

Dear Mr. Schell:
I am contacting you on behalf of Monroe Township relative to your sewer
account #851 for real estate owned by you, same being known and numbered as 810
W. Keller Street, Mechanicsburg, PA. This account is delinquent. As of the last billing
notice, same being dated May 15, 2013, the delinquency is in the amount of $720.04.
The purpose of this letter is to give you the following three options regarding your past
due account:
A. Full Payment of the entire outstanding balance to be made within
ten (10) days of the date of this letter;
B. Contact the Authority to set up a Payment Agreement of a
minimum of $100.00 per month on account of the arrears and
required to keep up with all quarterly charges billed thereafter. The
Agreement must be finalized within ten (10) days of the date of this
lette r;
C. The lien /sheriff's sale process will immediately commence if there
is no communication from the owner to set up and complete either
option A or B within ten (10) days of the date of this letter.
Option C will result in filing fees, service costs, and attorney's fees. Attorney's
fees that are incurred with respect to the collection of this delinquent account will be
assessed at the current rate. The imposition of assessment of attorney's fees may be
avoided by you making payment in full or executing a Payment Agreement within ten.
(10) days of date of this letter.
