Pykosh, Esquire, and files the following municipal claim against Paul Romano, Jr., of which Paul Romano, Jr. owns the property located at 324 North Street, Boiling Springs, Pennsylvania 17007. Paul Romano, Jr., is the owner of all that certain lot of ground, including any improvements thereon, being more fully described as follows: ALL THAT CERTAIN tract of land with the improvements thereon erected situate in Monroe Township, Cumberland County, Pennsylvania, in accordance with a survey prepared by C. W. Junkins, R.S., dated August 11, 1994, as follows, to wit: BEGINNING at a point in concrete curbing at corner of lands of John B. Backenstoes; thence along lands of Backenstoes, South 74 degrees 12 minutes 20 seconds West 84.40 feet to a corner of concrete curbing; thence along lands of Christopher M. Pass and Genevieve A. Diehl, the following three courses and distances: 1) North 15 degrees 47 minutes 00 seconds West 40.50 feet; 2) South 74 degrees 50 minutes 00 seconds West 39.93 feet; 3) North 14 degrees 14 minutes 39 seconds West 167.76 feet to corner of concrete curbing; thence along lands of David J. Miller, North 74 degrees 02 minutes 45 seconds East 114.75 feet to corner of concrete curbing; thence along intersection of West Street and continuning along North Street, South 17 degrees 10 minutes 28 seconds East 209.02 feet to a point in concrete curbing, the place of BEGINNING. CONTAINING 23,423 square feet, having thereon erected 2 - two - story frame dwellings. BEING THE SAME PREMISES which John C. Harbold, by his Attorney -In -Fact, Debra A. Bender, by Deed dated November 1, 1995, and recorded in the Recorder of Deeds Office in Cumberland County, Pennsylvania, in Book 130, Page 1042, granted and conveyed unto Paul Romano, Jr. a � Soo TAX PARCEL NO. 22-28-2401-004. Monroe Township Municipal Authority hereby files this Municipal Lien for Services and Sewer Rates levied and assessed from through and including. Said Authority services and sewer rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to be collected from the owner of each improved property served or to be served by the Authority's sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges. Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township Municipal Authority for sewerage dues treated from April 1, 2013, through June 30, 2013, which services total is in the amount of six hundred nine and 00 /100 ($609.00) dollars, which sum was duly assessed against, and the real property described herein from the date of said billing statements as attached hereto, and for which sum, with interest in the amount of ten (10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed against the above - described real property and premises in accordance with the Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and Tax Liens). This account is delinquent. As of the last billing notice, same being dated May 15, 2013, the delinquency is in the amount of $638.00. The purpose of this letter is to give you the following three options regarding your past due account: A. Full Payment of the entire outstanding balance to be made within ten (10) days of the date of this letter; B. Contact the Authority to set up a Payment Agreement of a minimum of $100.00 per month on account of the arrears and required to keep up with all quarterly charges billed thereafter. The Agreement must be finalized within ten (10) days of the date of this letter; C. The lien /sheriff's sale process will immediately commence if there is no communication from the owner to set up and complete either option A or B within ten (10) days of the date of this letter. Option C will result in filing fees, service costs, and attorney's fees. Attorney's fees that are incurred with respect to the collection of this delinquent account will be assessed at the current rate. The imposition of assessment of attorney's fees may be avoided by you making payment in full or executing a Payment Agreement within ten (10) days of date of this letter.
