Pykosh, Esquire, and files the following municipal claim against Angela T. Pearl, of which Angela T. Pearl owns the property located at 814 Green Acres Street, Mechanicsburg, Pennsylvania 17055. Angela T. Pearl, is the owner of all that certain lot of ground, including any improvements thereon, being more fully described as follows: ALL THAT CERTAIN lot or parcel of land, situate in the Township of Monroe, Cumberland County, Pennsylvania, bounded and described in accordance with a survey and plan thereof made by John C. Brilhart, Registered Surveyor, dated October 10, 196, as follows: BEGINNING at a point on the northerly side of a 20 foot wide private right of way known as Green Acres Street, which said point is distant 568 feet, more or less, measured South 75 degrees 30 minutes West along said northerly side of said right of way from its intersection with the westerly side of Longmeadow Street; thence along the northerly side of said right of way, South 75 degrees 30 minutes West, 160 feet to a stake in line of land formerly of George Wertz, now or formerly of Merle Wertz; thence along said land, North 09 degrees West, 180 feet to a corner of land now or late of Michael Panza; thence along said land, North 75 degrees 30 minutes East, 160 feet to a stake at a corner of land now or late of Carl A. Banks; thence along said land, South 09 degrees East, 180 feet to the point and place of BEGINNING. HAVING THEREON ERECTED a one -story frame ranch type dwelling known as 814 Green Acres Street, Mechanicsburg, Pennsylvania. BEING THE SAME PREMISES which James J. Bruzga and Suzanne R. Bruzga, his wife, by Deed dated December 14, 2001, and recorded in the Recorder of Deeds Office in Cumberland County, Pennsylvania, in Book 249, Page 3291, granted and conveyed unto Angela T. Pearl.I s� p� a TAX PARCEL NO. 22-24-0783-160 Monroe Township Municipal Authority hereby files this Municipal Lien for Services and Sewer Rates levied and assessed from through and including. Said Authority services and sewer rates were levied and assessed pursuant to Authority Resolution No. 02 -04, same being known as a Resolution of the Board of Monroe Township Municipality Authority imposing user charges to be collected from the owner of each improved property served or to be served by the Authority's sewer system, in conjunction with all prior relevant Resolutions and Ordinances, including, but not necessarily limited to, Monroe Township Ordinance No. 3 of 1978 and Monroe Township Ordinance No. 99 -6, as amended; and providing for payment and collection of such user charges. Attached hereto and incorporated herein are the statement(s) forwarded by Monroe Township Municipal Authority for sewerage dues treated from April 1, 2013, through June 30, 2013, which services total is in the amount of four hundred seventy and 00 /100 ($470.00) dollars, which sum was duly assessed against, and the real property described herein from the date of said billing statements as attached hereto, and for which sum, with interest in the amount of ten (10 %) percent, along with penalties and all costs, including attorneys' fees, a municipal lien is claimed against the above - described real property and premises in accordance with the Act of May 16, 1923, P.L. 207, §7, as amended, 53 P.S. §7101, et seq, as amended (Municipal Claims and Tax Liens). This account is delinquent. As of the last billing notice, same being dated May 15, 2013, the delinquency is in the amount of $493.50. The purpose of this letter is to give you the following three options regarding your past due account: A. Full Payment of the entire outstanding balance to be made within ten (10) days of the date of this letter; B. Contact the Authority to set up a Payment Agreement of a minimum of $100.00 per month on account of the arrears and required to keep up with all quarterly charges billed thereafter. The Agreement must be finalized within ten (10) days of the date of this letter; C. The lien /sheriffs sale process will immediately commence if there is no communication from the owner to set up and complete either option A or B within ten (10) days of the date of this letter. Option C will result in filing fees, service costs, and attorney's fees. Attorney's fees that are incurred with respect to the collection of this delinquent account will be assessed at the current rate. The imposition of assessment of attorney's fees may be avoided by you making payment in full or executing a Payment Agreement within ten (10) days of date of this letter.
